Job Posting: Regional Maintenance Manager
Experience The EMBREY Way by joining our dynamic Property Management team as a Regional Maintenance Manager.
As a Regional Maintenance Manager, you will be responsible for protecting ownership’s capital investment by ensuring all properties are maintained in best-in-class physical condition. This role drives operational excellence across maintenance functions through structured field engagement, standardized asset evaluations, disciplined capital oversight, team development, and proactive risk management, ensuring all maintenance and capital activities are executed to the highest standards of quality, safety, and operational excellence. The Manager serves as ownership portfolio-level representative for physical asset condition, expense discipline, and Capital Expense projects. This position will be responsible for building and leading a scalable Regional Maintenance structure capable of supporting a dynamic portfolio while ensuring long-term asset preservation and operational consistency. In addition, this role develops maintenance and warranty training programs, drives vendor performance, and uses trend analysis to implement continuous improvements, reduce risk, and optimize long-term asset performance across the portfolio.
Responsibilities
- Ensure each property receives monthly physical oversight either through direct visit or through the Regional Manager team coverage.
- Serve as a hands-on maintenance coach and technical resource to onsite maintenance supervisors. Provide field-based coaching during site visits.
- Oversee and monitor corrective action plans when properties fall below established company standards.
- Lead planning and oversight of major capital projects, including budgeting, scope development, quality control, and closeout.
- Conduct comprehensive semi-annual property condition and preventative maintenance assessments using a standardized portfolio-wide grading system.
- Evaluate exterior envelopes, roofs, mechanical systems, interiors, amenities, life-safety systems, and maintenance conditions.
- Proactively identify physical risk exposures, including water intrusion, structural deterioration, deferred maintenance, and life-safety deficiencies.
- Protect ownership interests through disciplined oversight of physical asset conditions and long-term capital preservation.
- Document and present findings to Property Management and Asset Management leadership with prioritized corrective actions.
- Utilize findings to inform capital planning and long-term asset preservation strategy.
- Lead the rollout and ongoing oversight of the warranty process with Property Management, ensuring smooth transition after Substantial Completion. Validate that accurate documentation and project closeout procedures are available in proper use.
- Assist with the design and implementation of a scalable Regional Maintenance structure aligned with portfolio growth.
- Assist with recruiting, training, and development of regional field leaders as portfolio size warrants.
- Review and identify necessary updates to standardized operating procedures across all maintenance operations.
- Provide feedback to Regional Managers as talent gaps and succession planning opportunities are identified within onsite maintenance teams.
- Manage Capital Expenditure initiatives from planning through completion, ensuring projects meet cost, quality, and schedule expectations.
- Validate vendor selection, bidding, contract negotiations, and performance accountability.
- Maintain standardized vendor expectations across the portfolio.
- Review and identify necessary updates to support a structured maintenance training and onboarding framework for the portfolio.
- Facilitate periodic regional training sessions to reinforce company standards, safety, and technical competency.
- Design and oversight of end-of-warranty inspections (30–60 days prior) to identify issues before expiration.
- Act as liaison between subcontractors and Property Management to resolve deficiencies and support corrective actions.
- Create a tracking system to identify recurring deficiencies to inform future development practices. Utilize tools available: Yardi/Procore.
- Support safety initiatives and training, ensuring OSHA compliance and mitigation of operational risks.
- Maintain consistent communication with Property Management, Construction, Asset Management, Development, and subcontractors to resolve warranty items and align on quality expectations.
- Operate with an ownership mindset, prioritizing long-term asset value over short-term convenience.
- Ensure monthly field engagement coverage across the portfolio, with no less than semiannual visits on all sites.
- Deliver semi-annual standardized asset and preventative maintenance evaluations.
- Protect Class A asset standards appropriate for institutional ownership.
- Provide professional, objective, ownership-focused recommendations.
- Support a culture of accountability and operational excellence across all assets.
- Complete other tasks and/or projects as needed.
Qualifications
- Bachelor’s Degree in Construction Science, Architecture, or Engineering preferred
- 7+ years of multifamily maintenance and supervision experience
- Construction experience preferred

Required Testing
- Must be able to successfully complete a criminal and civil background check, credit check, non-DOT drug test, and motor vehicle record (MVR) review.
