Senior Maintenance Technician
We are seeking a highly skilled and dependable Senior Maintenance Technician to join our single-family residential property management team. This position is responsible for completing tenant maintenance requests, repairs, and ensuring homes remain in excellent condition. Operating with a high level of independence and accountability, the Senior Maintenance Technician executes maintenance, turnover, and small remodeling projects across multiple trades. Able to perform technical, mechanical, and construction work that ensures the physical aspects of the buildings and grounds of the property meet Company standards for appearance, safety, cleanliness, and customer service.
Responsibilities
- Perform routine maintenance and repairs on residential properties including but not limited to painting, plumbing, electrical, HVAC, carpentry, drywall, flooring, exterior property upkeep, and appliances
- Maintain, repair, and safely operate tools and equipment, ensuring compliance with safety protocols
- Respond to tenants in a courteous and professional manner, ensuring prompt resolution to maintenance requests and emergency calls
- Conduct property condition assessments and proactively identify preventative maintenance concerns
- Prioritize and manage multiple maintenance requests, turnovers, and project timelines effectively
- Prepare vacant properties for new tenants, including painting, repairs, cleaning, and turnover coordination
- Assist with exterior property and grounds maintenance as needed
- Troubleshoot and repair appliances and building systems
- Ensure all work is completed safely and in compliance with company standards and local codes
- Maintain accurate repair tickets, project notes, and maintenance records
- Maintain professional communication with tenants, vendors, and team members
- Represent the company professionally while working in occupied homes and interacting with residents and vendors
- Independently complete small remodeling and renovation projects including trim work, drywall, framing repairs, fixture replacement, painting, and related construction tasks
- Coordinate with third-party vendors and contractors as needed to support larger or specialty projects
Qualifications
- 5+ years of comparable residential maintenance, remodeling, construction, or property maintenance experience preferred
- Strong working knowledge of residential mechanical systems and ability to perform repairs in plumbing, electrical, HVAC, and appliance repair
- Experience independently completing residential repairs and remodeling work
- Strong troubleshooting and problem-solving abilities to efficiently assess and resolve maintenance issues
- Professional communication and customer service skills with the ability to interact effectively with tenants, vendors, and team members
- Valid driver's license and reliable transportation required
- Self-motivated with a leadership mindset and ability to operate with minimal supervision
- Willingness to continue learning and expanding technical capabilities
Physical Requirements
- Able to lift and/or move an excess of 50 lbs or more as needed
- Ability to perform work that requires the following: standing, bending, kneeling, crawling, frequent climbing, use of stairs and ladders, and working with tools/equipment
- Must be able to see to perform inspections, read blueprints, schematics, and computer screens.
- Must be able to hear and communicate effectively in person and over the phone while identifying sounds indicating potential maintenance issues
- Operate hand tools and power equipment safely and efficiently
- Ability to work indoors and outdoors in varying weather conditions
- A flexible schedule may occasionally be required for emergency maintenance situations or business needs
