This position is located on site in Moffett Field, California.
Job Overview
The Maintenance Supervisor is responsible for day-to-day campus wide building operations and maintenance, including preventative and corrective maintenance of building systems, emergency response, tradesman productivity, quality of work, safety compliance and all other related activities. Under the direction of the Operations Manager, the Maintenance Supervisor will also oversee and implement contract programs geared toward operations, maintenance, and associated administrative activities functions. The Maintenance Supervisor will coordinate with the planning and scheduling departments to ensure proper resource allocation and effective work production. He/she will ensure departmental performance standards are maintained and will coordinate all efforts to ensure contract policies are followed.
Pay Rate: $138,000 - $148,000 / yr
Responsibilities
Essential Job Duties:
- Work directly with all contract departments as required to schedule and accomplish work activities within timeframes set by the customer.
- Ensure the effective and productive use of the computerized maintenance management system (CMMS) disseminating, tracking, and closing work activities.
- Schedule on-call and preventive maintenance personnel to perform all routine work requirements.
- Schedule work orders and assign personnel based on the work’s priority classification.
- Track all and manage all assigned work activities to ensure productivity, quality, and safe completion.
- Coordinate with Government appointed building representatives as needed to ensure activities are properly scheduled in advance; especially if additional safety protocols are required or if personnel displacement is required.
- In coordination with the Quality Control Manager, review site work to verify compliance with applicable plans, procedures and governing codes.
- In coordination with the work control department, establish and utilize productivity metrics for all assigned work and provide subsequent reporting to the Operations Manager.
- Coordinate with personnel in the identification of proper and correct materials, parts assemblies, and requirements for a variety of requisitions necessary for the job/task.
- Provide leadership, training, motivation, performance evaluation, coaching, recognition and accountability for maintenance department employees.
- Interpret, apply and explain complex codes, regulations and procedures.
- Prepare and present weekly / monthly Technical Progress Reports as needed.
- Confer with and advise other management personnel regarding maintenance projects and priorities.
- Assist in developing cost estimates, budgets, correspondence, and status reports.
- Ensure all assigned tradesmen have the proper PPE and tools to effectively perform their work activities.
- Support other department staff as needed or directed.
- Adhere to the established safety and personnel policies and standard operating procedures.
- Respond to emergency maintenance needs or conditions as required.
- Safely operate government-owned and company motor vehicles as required.
- Perform other duties as assigned.
Job Requirements
Mandatory:
- High School Graduate or equivalent GED.
- Demonstrated experience in facilities operations and/or maintenance related work.
- Demonstrated experience in a leadership or supervisory capacity.
- Proficient in Microsoft Word, Excel, and Outlook.
- Excellent verbal and written communication skills. Excellent organizational skills.
- Ability to deal with a variety of people in a professional, courteous manner.
- Mature judgment and ability to work with minimal supervision.
- Ability to pass pre-hire background and drug screen.
- Possess and maintain a valid driver’s license with an acceptable driving record.
- Ability to lift 50 pounds.
- U.S. citizenship.
Preferred:
- Possess 5 years of experience directly supervising O&M work on a government facility.
- Possess a state issued Masters trades license (in good standing).
- Understanding of Government contracts, correspondence, reports and records.
