About this role
Responsible for managing multiple residential properties in an efficient and value enhancing manner that is consistent with the overall strategic plan for each property, facility or complex. Accountable for all business, financial, and management aspects of the assigned properties including preparing, implementing and adhering to the approved strategic plan, a budget for the property, developing and maintaining strong working relationships with tenants/occupants and board members and supervising the day to day activities of the engineering, maintenance and other building staff as well as contract services. Will be responsible for directly supervising a variety of staff which may or may include building, administration, engineering, operations, maintenance and finance/accounting.

Essential Functions (The core tasks, duties and responsibilities of the position.) |
· Provides first-class customer service to assigned clients while promoting relations among residents, staff, and surrounding community. · Oversees the financial operations of assigned properties to realize the expected short term revenues and increase the long term value. · Maintains accurate financial records from property operations to provide cost expense reporting. · Maintains a working knowledge of all maintenance programs and capital improvement projects to ensure the proper and efficient operation of systems, preventive maintenance programs, housekeeping functions and responses to resident service requests. Ensures compliance with quality standards. Visits each property weekly and reports to the Sr. Vice President by completing a monthly written inspection report. Reviews in detail the physical properties curb appeal, common areas, vacant apartments, and notes any deferred maintenance items for subsequent follow-up. · Maintains courteous and continuous communication with associates, residents and applicants in a respectful and professional manner. · Communicates with residents and families regarding questions and concerns and takes steps to resolve issues or refers them to appropriate associates. Responds to all residents in a courteous and prompt manner, prepares correspondence to residents and maintains accurate conversation records. · Routinely meets with residents to handle complaints and requests for repairs and ensure that they are properly provided. · Regularly inspect the grounds, facilities, and equipment of assigned properties to ensure safety and excellent maintenance. · Enforces the provisions of sale contracts and Board requirements. · Provides supervision, coaching, and feedback to all on-site building staff. · Effectively supervises administrative staff including but not limited to training, task delegation, tracking and handlings all attendance-related needs, motivation, and following up. · Works with Human Resources on matters relating to state and federal employment law compliance, recruitment, hiring, new hire orientation, performance management, and terminations. · Provides input and solicits feedback from clients and other Managers concerning staff performance and involves corporate Human Resources, as necessary, on cases involving disciplinary issues and terminations. Resolves staff issues. · Comply with and enforce all Company regulations and procedures as well as all applicable legislative provisions. · Establish effective working relationships with safety and health officials. · Responds to emergency situations and ensures full compliance with all state and local laws. · Works constructively under stress and pressure. · Effectively manages time of self and others to meet deadlines. · Liaisons between Accounting, HR, and all other Corporate departments as necessary. |

Manages all people resources by ensuring the quality and appearance of the property is continually improved. Responsible for staffing levels within buildings managed and the training & development of his/her staff (including but not limited to hiring and overtime management). Supervises administrative staff, building Resident Managers and Superintendents.
