The Service Technician is responsible for supporting maintenance operations by completing service requests, maintaining the physical condition of the community, and assisting with preventative maintenance and unit turns. This role works under the direction of the Service Manager and supports the overall service quality and safety of the community.

DUTIES AND RESPONSIBILITIES

Maintenance & Service Operations

Complete service requests in a timely and professional manner
Perform general maintenance and repairs, including plumbing, electrical, HVAC support, appliance repair, and minor carpentry
Assist with preventative maintenance tasks and property upkeep
Support unit turn processes, including preparation of vacant apartments for new residents
Maintain grounds, common areas, amenities, and dumpster areas to company standards
Maintain tools, equipment, and work areas in a clean and organized manner

Property Operations & Safety

Operate and maintain maintenance equipment, tools, and property vehicles, including golf carts where applicable*
Support seasonal property needs, including snow and ice removal, to maintain safe and accessible conditions
Safely handle maintenance materials and chemicals in accordance with company standards
Follow all company policies, OSHA guidelines, and safe work practices
Promote safety awareness and report any hazards, unsafe conditions, or incidents

Team Support & Communication

Work under the direction of the Service Manager and communicate regularly regarding service issues and priorities
Notify the Service Manager or Community Manager when additional guidance or support is needed
Maintain professional and courteous interactions with residents, team members, and vendors
Assist other team members as needed to support overall property operations

Resident Experience

Provide courteous, responsive, and high-quality service to residents
Communicate clearly with residents regarding service requests and maintenance activities
Support a positive community environment through professional appearance and behavior

Additional Responsibilities

Complete required training courses and participate in ongoing professional development
Perform other duties as assigned

QUALIFICATIONS

Basic knowledge of maintenance trades including electrical, plumbing, HVAC, and general repairs
Ability to use maintenance tools, equipment, and small motorized equipment
Strong problem-solving skills and ability to seek guidance when needed
Good communication and customer service skills
Ability to be on-call and respond to emergencies as required
Must be willing to adjust work schedule to complete assignments as needed
Valid driver’s license and reliable transportation
Ability to operate property equipment and vehicles, including golf carts where applicable*
EPA Type I & II or Universal EPA certification preferred but not required

PHYSICAL REQUIREMENTS

Ability to perform the physical demands of the role, including lifting, carrying, and working in various positions and environments, with or without reasonable accommodation
Ability to work indoors and outdoors in varying weather conditions and navigate all areas of the community
