The Senior Painter is responsible for overseeing painting and surface preparation across assigned communities to ensure high-quality finishes, efficient unit turns, and adherence to company standards. This role leads painting projects, directs assigned painters, and works closely with onsite management to ensure work is completed on time and aligns with operational goals.
DUTIES AND RESPONSIBILITIES
Painting & Project Oversight
Perform painting, patching, and surface preparation in units and common areas to meet company standards
Oversee painting projects to ensure quality, consistency, and timely completion
Ensure all work meets expectations for move-in readiness and property standards
Identify and report damage beyond normal wear and tear
Team Leadership & Coordination
Provide direction, training, and support to painting team
Assign and prioritize work based on project timelines and property needs
Monitor progress and hold team members accountable for quality and productivity
Communicate expectations, best practices, and job standards to the painting team
Multi-Property & Operational Support
Partner with Community Managers and Service Managers to coordinate project schedules and priorities
Support multiple communities as needed to meet painting and make-ready demands
Communicate project status, timelines, and any delays or challenges
Assist with planning scope, materials, and timelines for painting projects
Provide regular updates to corporate maintenance team members on project progress, timelines, and any challenges affecting completion
Safety & Compliance
Follow all company policies, OSHA guidelines, and safe work practices
Ensure safe handling and storage of paints, chemicals, and materials
Promote safety awareness and ensure team adherence to safety standards
Monitor work areas and correct or report unsafe conditions
Additional Responsibilities
Complete required training and participate in ongoing professional development
Perform other duties as assigned
QualificationsREQUIREMENTS
Extensive experience with painting, patching, and surface preparation
Demonstrated ability to lead projects and direct team members
Strong knowledge of painting materials, equipment, and best practices
Ability to plan, prioritize, and manage multiple projects and timelines
Strong attention to detail and commitment to quality standards
Good communication and teamwork skills
Valid driver’s license and reliable transportation
Ability to operate property equipment and vehicles, including golf carts where applicable*
PHYSICAL REQUIREMENTS
Ability to perform the physical demands of the role, including lifting, carrying, climbing, and working in various positions and environments, with or without reasonable accommodation
Ability to work indoors and outdoors in varying conditions
