Responsible for helping to maintain the entire property in an attractive, comfortable condition.

DUTIES AND RESPONSIBILITIES

  1. Assists in trash pickup on the property.
  2. Assists in all types of maintenance, when necessary and as requested.
  3. Assists in completing the turnovers/make-readies of vacant units, as requested.
  4. On-call in accordance with scheduling to handle maintenance emergencies from residents and property emergencies
  5. Assists with resident functions, as requested.
  6. Complete all duties regarding make-ready/vacant units.
  7. Service appliances, as requested.
  8. Services general plumbing and basic electrical needs of the property to include replacing/fixing toilets, light switches,

garbage disposals, ceiling fans, etc.

  1. Rekey locks, as requested.
  2. Assists in maintaining inventory of tools, equipment and supplies.
  3. Operate, repair, maintain and monitor different types of equipment, machinery, or motor vehicles such as golf carts if

applicable.*

  1. Work with various types of chemicals such as cleaning supplies, pool chemicals, paint, freon, etc.*
  2. Complete the ongoing required training assignments through our online learning platform.
  3. Replace burned out light bulbs, broken globes, etc., in units and throughout the exterior of the property, as needed.
  4. Performs corrective maintenance and satisfied residents’ needs following company procedures when performing

service requests.

  1. Observes condition of apartment and reports any unusual circumstances (size/number of pets, unauthorized

occupants, illegal activity, etc.)

  1. Observes condition of property in general and reports any unusual circumstances.
  2. Makes regular inspection of the grounds, buildings, plumbing, electrical fixtures, appliances and major equipment, as

directed.

  1. Should be familiar with location of power, water and gas turnoff valves, clean-out traps, fire extinguishers and fire

hydrants on the property.

  1. Enters occupied apartments to perform necessary repairs.
  2. Cleans up thoroughly after performing work.
  3. Notifies Service Manager and/or Community Manager, as directed, regarding any supplies necessary to complete

service requests.

  1. Performs pool and spa maintenance, as directed.
  2. Follows company procedures regarding safety and emergencies.
  3. Attends employee meetings and training seminars, as requested.
  4. Wears company uniform and badge during work hours.

REPORTING

  1. Reports to Service Manager and Community Manager on a regular basis, as directed.
  2. Maintains good relationship with other staff members, working with the Leasing Office and under the direction of the

Service Manager.

  1. Maintains good rapport with outside contract vendors working on the property and residents.

REQUIREMENTS

  1. High School diploma or equivalent.
  2. Above average written and oral communications skills.
  3. Ability to communicate effectively in the predominate business language, English.
  4. Have and maintain a current valid driver's license and reliable transportation.
  5. Provides/uses own tools.
  6. Uses good safety habits at all times.
  7. Neat, clean appearance.
  8. Compatible with wide range of people.
  9. Needs to be thorough, reliable, responsible, honest, organized, flexible and be service-oriented.
  10. Possesses basic knowledge of the following:

a. Electrical systems
b. Plumbing systems
c. Painting procedures

PHYSICAL REQUIREMENTS

  1. Frequent lifting, carrying, pushing or pulling 20-50 lbs and constantly moving furniture, appliances and heavy

machinery correctly and safely.

  1. Frequent climbing – ascending/descending ladders, stairs, scaffolding, ramps, poles, etc., in addition to using feet,

legs, hands and/or arms.

  1. Body agility is important.
  2. Ability to maintain equilibrium is also important to prevent falling from high places or when walking, standing or

crouching.

  1. Stooping – downward and forward by bending legs and spine at the waist, requiring full use of the lower extremities

and back muscles.

  1. Frequent kneeling and bending legs at the knees to come to rest on one or both knees.
  2. Frequent crouching downward and forward by bending legs and back/spine.
  3. Frequent reaching by extending hand(s) or arm(s) in any direction.
  4. Frequent handling of various sizes and weights of items. Needs the ability to seize, hold, grasp turn or otherwise work

with one or both hands. Fingers are involved only to the extent that they are an extension of the hands, such as to
turn a switch or replace a light bulb.
