Job DetailsJob Location: Austin ReStore Admin Office - Austin, TX 78704Position Type: Full TimeSalary Range: $26.00 - $28.00 HourlyThe Affordable Housing Sales & Client Advisor serves as the primary relationship manager for prospective Habitat homeowners after the initial intake process. This role is responsible for educating applicants, promoting Austin Habitat homes and programs, overcoming objections, maintaining consistent communication, coordinating home tours, facilitating contracts, and ensuring applicants successfully progress through the homebuying process.
The ideal candidate combines consultative sales skills, exceptional customer service, strong organization, and a passion for affordable homeownership.
Client Engagement & Sales
• Serve as the primary point of contact for qualified applicants.
• Build trust and maintain ongoing relationships throughout the homebuying journey.
• Educate clients on Austin Habitat's homeownership program and available communities.
• Conduct home tours and showcase homes, neighborhoods, amenities, and program benefits.
• Help clients understand the value of Habitat homes while confidently addressing concerns and objections.
• Promote affordable homeownership through a consultative sales approach.
Applicant Pipeline Management
• Actively manage an assigned pipeline of prospective homebuyers.
• Maintain frequent follow-up with applicants until they become mortgage pre-qualified.
• Track applicant progress and identify barriers early.
• Ensure no applicant is lost due to lack of communication or follow-up.
• Maintain accurate records and documentation in Salesforce.
Contract & Transaction Coordination
• Prepare purchase agreements and required Habitat documentation.
• Coordinate contract execution through DocuSign or in-person appointments.
• Work closely with lenders, title companies, City of Austin partners, and internal teams.
• Ensure all required documentation is complete before moving applicants to closing.
• Provide regular status updates to applicants throughout the process.
Customer Experience
• Deliver exceptional customer service from initial qualification through closing.
• Respond promptly to applicant questions and concerns.
• Maintain proactive communication rather than waiting for applicants to reach out.
• Set clear expectations regarding timelines, requirements, and next steps.
Cross-Functional Collaboration
Partner closely with: Client Services Team, Construction, City and Government agencies, Title companies and Lenders
Work collaboratively to remove barriers and keep applicants moving toward closing.
Sales & Community Representation
• Participate in open houses and community events.
• Represent Austin Habitat professionally at outreach events.
• Learn construction timelines, neighborhood features, and home specifications to confidently answer client questions.
• Support marketing and outreach initiatives as needed.
Base Compensation
The position is compensated at $27.28 per hour, equivalent to approximately $60,000 annually based on a 40-hour workweek. Because the position is non-exempt, actual annual earnings may vary based on hours worked, overtime, and incentive payments.
Closing Incentive
The employee is eligible to earn a $275 incentive payment for each eligible home closing. The annual target is 75 home closings, resulting in potential incentive earnings of $20,625 at target performance.
A closing must meet the organization’s eligibility requirements established in the written commission plan.
The employee must be assigned as the primary Sales & Client Advisor or otherwise receive approved credit for the transaction.
The incentive is earned only upon the defined closing milestone and is subject to applicable payroll and eligibility rules.
No commission is guaranteed, and payment timing may depend on completion of the organization’s closing verification process.
Onboarding Incentive
The employee may earn a $500 monthly onboarding incentive at successful 30-, 60-, and 90-day reviews, for a maximum potential onboarding incentive of $1,500.
Determination is based on successful completion of assigned onboarding activities and performance expectations.
Examples include training completion, Salesforce proficiency, client engagement standards, teamwork, attendance, and quality of work.
The decision to award each onboarding incentive rests with the organization based on documented review results.
QualificationsMinimum Experience & Requirements
Experience in residential real estate, homebuilding sales, mortgage lending, affordable housing, or customer success.
Strong consultative sales skills.
Excellent verbal and written communication.
Ability to overcome objections professionally.
Highly organized with strong attention to detail.
Comfortable managing multiple clients simultaneously.
Experience using CRM systems (Salesforce preferred).
Experience with DocuSign, Microsoft Office, and Google Workspace.
Knowledge of affordable housing, mortgage financing, or first-time homebuyer programs is preferred.
Valid Texas driver's license and current auto liability insurance.
Preferred Experience & Requirements
Bilingual (English & Spanish) preferred
