Role Overview

We are seeking an Affordable Community Manager to oversee the day-to-day operations, resident experience, occupancy, and compliance of an affordable housing community. The ideal candidate will have hands-on experience with affordable housing and strong knowledge of Low-Income Housing Tax Credit (LIHTC) requirements, including full resident recertifications and income qualification. Experience with Bond Property Management and communities with an 80/50 set-aside is strongly preferred, along with AEC experience.

Key Responsibilities

  • Oversee daily operations, occupancy, leasing activity, resident relations, and financial performance of the affordable housing community.
  • Manage affordable housing compliance, including income qualification, move-ins, annual and interim recertifications, file documentation, and eligibility requirements.
  • Maintain accurate resident files and ensure compliance with LIHTC, Bond, AEC, and applicable affordable housing program requirements.
  • Coordinate property inspections, audits, compliance reviews, corrective actions, and required documentation.
  • Supervise and coordinate on-site staff, vendors, maintenance activities, unit turns, and make-ready work to maintain property standards and timely unit readiness.
  • Monitor rent collection, delinquency, resident accounts, renewals, notices, and other property management activities.
  • Communicate effectively with residents, applicants, staff, ownership, compliance teams, vendors, and external agencies.
  • Identify operational and compliance issues and implement corrective actions to maintain occupancy, resident satisfaction, and regulatory compliance.

Required Qualifications

  • Previous experience as a Community Manager or Property Manager within affordable housing.
  • Hands-on experience with Low-Income Housing Tax Credit (LIHTC) housing and affordable housing compliance.
  • Experience with Bond Property Management is required.
  • Experience managing communities with an 80/50 set-aside is strongly preferred.
  • Strong experience completing full resident recertifications, including income and asset verification and supporting documentation.
  • Experience with AEC or similar affordable housing programs is preferred.
  • Strong understanding of affordable housing eligibility, income limits, rent restrictions, compliance requirements, and resident file documentation.
  • Experience with property management software and Microsoft Office, particularly Excel.
  • Strong leadership, organization, communication, problem-solving, and resident relations skills.
  • Ability to manage competing operational, compliance, leasing, and resident priorities in a fast-paced environment.
