Administers and directs the day-to-day work control and dispatching functions, computer data management; provides data on operation, utilities, and regulatory compliance. Works under direction of the Site Manager. Incumbent is guided by thorough knowledge of personal computer software system for accounting, word processing, and data management, and supervision and procedures for operating a service department.
Essential Duties and Responsibilities
Review service order scopes or plans in order to determine the project time frame and procedures for accomplishing project, staffing requirements, and allotment of available resources to various phases of project.
Schedule work plans and staffing requirement(s) for each phase of the project and arrange for recruitment and / or assignment of subcontract project personnel where applicable. Confer with sub contract project staff to outline work plans and assigned duties, responsibilities, and scope(s) of authority.
Direct and coordinate activities of project personnel to ensure projects progress on schedule and within prescribed budget.
Modify project schedules, plans, and assigned personnel as required.
Confer with project personnel to provide technical advice and resolve any issues throughout the project duration.
Maintain facility records in DMLSS.
Maintain tracking system for funded and unfunded corrective maintenance and unscheduled work received and completed.
The Coordinator shall assist the Manager to submit a monthly progress report.
Monitors the maintenance requests and ensures that work orders are processed and completed in an efficient and effective manner.
Performs quality inspections on staff tasks through frequent job site visits.
Tracks and creates the completion of all the necessary documentation of work performed by subordinates in the computerized maintenance management system (CMMS), and other databases as defined.
Ensures that all building files, drawings, and maintenance records are kept up-to-date and maintained as required.
Other duties as assigned.
Knowledge, Experience and Skill Requirements
Excellent oral and written communication skills.
Possess a broad knowledge of facility operations and maintenance.
Knowledge and experience using Microsoft Office.
Work Environment
Must be able to lift 50 lbs., squat, bend, stoop and kneel for short periods, climb a ladder, stand for long periods of time, constant arm extensions.
Occasional exposure to elements such as heat, cold, noise, dust, dirt, chemicals, etc., but non to the point of being disagreeable. May involve minor safety hazards where likely result would be cuts, bruises, etc.
Must be able to pass a federal background check drug screening
