Maintenance Supervisor– Lease-Up Community

Location: North Miami, FL

Position Summary

The Maintenance Supervisor is responsible for leading all maintenance operations during the lease-up and ongoing stabilization of a luxury multifamily community. This role ensures the property is maintained to the highest standards of quality, safety, curb appeal, and resident satisfaction while supporting occupancy goals. The Maintenance Supervisor oversees maintenance staff, vendors, preventive maintenance programs, unit readiness, and capital improvement projects, while working closely with the Property Manager and construction team to deliver an exceptional resident experience.

Essential Responsibilities

Leadership & Team Management

  • Recruit, train, coach, and supervise the maintenance team.

  • Foster a culture of accountability, professionalism, safety, and exceptional customer service.

  • Schedule team members to ensure adequate coverage, including emergency on-call rotations.

  • Conduct regular team meetings, performance evaluations, and ongoing training.

Lease-Up Operations

  • Coordinate with construction teams to receive completed apartment homes and common areas.

  • Perform detailed quality inspections (punch walks) prior to unit acceptance.

  • Ensure apartments are fully prepared and move-in ready according to company standards.

  • Prioritize service requests while supporting aggressive leasing and occupancy goals.

  • Assist with model apartment preparation and maintenance of leasing tour paths.

Maintenance Operations

  • Oversee all preventive and corrective maintenance for apartments, amenities, and building systems.

  • Diagnose and repair HVAC, plumbing, electrical, appliances, carpentry, painting, and general maintenance issues.

  • Ensure all work orders are completed accurately and within established service standards.

  • Maintain inventory of maintenance supplies, equipment, and tools.

Vendor & Capital Project Management

  • Coordinate third-party contractors and service providers.

  • Monitor vendor performance, safety compliance, insurance requirements, and quality of work.

  • Assist with warranty management and tracking construction deficiencies.

  • Support capital improvement projects and turnover schedules.

Compliance & Safety

  • Maintain compliance with OSHA regulations and company safety standards.

  • Ensure all life safety systems are functioning properly.

  • Conduct routine inspections of mechanical rooms, amenities, rooftops, parking garages, and common areas.

  • Maintain required maintenance records, inspections, and certifications.

Budget & Asset Management

  • Assist in preparing and managing the maintenance operating budget.

  • Control maintenance expenses while maintaining quality standards.

  • Monitor inventory and purchase supplies in accordance with budget guidelines.

  • Identify opportunities for cost savings and operational efficiencies.

Resident Experience

  • Deliver exceptional customer service to residents and prospects.

  • Respond promptly and professionally to service requests.

  • Assist in resolving resident concerns related to maintenance.

  • Support resident retention through timely, high-quality service.

Qualifications

  • High school diploma or GED required.

  • Minimum of 5 years of multifamily maintenance experience.

  • At least 2 years of supervisory or Service Manager experience.

  • Previous lease-up experience strongly preferred.

  • EPA Universal Certification required.

  • HVAC certification preferred.

  • Valid driver's license and reliable transportation.

  • Ability to participate in an emergency on-call rotation.

Knowledge, Skills & Abilities

  • Strong knowledge of HVAC, plumbing, electrical, appliances, drywall, painting, and carpentry.

  • Experience using property management software (OneSite, RealPage, Yardi, or similar).

  • Excellent leadership and team development skills.

  • Strong organizational and time management abilities.

  • Ability to manage multiple priorities in a fast-paced lease-up environment.

  • Excellent verbal and written communication skills.

  • Commitment to delivering outstanding customer service.

Physical Requirements

  • Frequently lift up to 50 pounds.

  • Ability to stand, walk, climb ladders, bend, kneel, and work in varying weather conditions.

  • Ability to respond to emergency maintenance situations after hours.

Preferred Experience

  • Luxury multifamily or high-rise community experience.

  • Lease-up or new construction experience.

  • Building automation systems experience.

  • Pool Operator Certification (CPO) preferred.

  • Bilingual (English/Spanish) is a plus.
