Position Summary


Townline is seeking a strategic, collaborative, and results-driven Marketing Manager to lead the planning, execution, and performance of marketing initiatives across a portfolio of residential sales and rental projects. Reporting to the Director of Marketing, this role is responsible for developing project marketing strategies that support business objectives, drive sales performance, and strengthen brand positioning.
 

Working closely with Development, Sales, Construction, Customer Care, and external partners, the Marketing Manager oversees project marketing from concept through completion, translating business priorities into effective marketing plans and ensuring flawless execution across all channels. This role is ideal for a marketer who combines strong strategic thinking with hands-on project leadership and thrives in a fast-paced, collaborative environment.
 


Key Responsibilities


Marketing Strategy, Planning & Project Leadership

  • Lead the development and execution of project-specific marketing strategies that support business objectives, sales targets, and brand positioning. 
  • Develop comprehensive marketing plans, including project positioning, target audiences, messaging, launch strategies, channel recommendations, budgets, timelines, and performance metrics.
  • Lead project marketing initiatives from pre-launch through completion, including positioning, branding, customer journey development, launch strategy, presentation centre planning, and ongoing sales support. 
  • Provide strategic direction on project branding, websites, renderings, photography, marketing collateral, presentation centres, signage, sales tools, and customer experience touchpoints. 
  • Manage agency and consultant relationships, including creative, digital, media, public relations, and production partners, ensuring work is delivered on strategy, on schedule, and within budget.
  • Partner with Development, Sales/Leasing, Construction, Customer Care, and leadership teams to ensure marketing initiatives align with project objectives, market conditions, and customer needs. 
  • Evaluate market trends, competitive activity, customer insights, and project performance to identify opportunities and inform strategic recommendations.


Campaign & Execution Management

  • Oversee the execution of integrated marketing campaigns across digital, print, social media, email, out-of-home, events, public relations, and other marketing channels.
  • Oversee campaign implementation across all channels, ensuring deliverables are executed effectively, timelines are met, and campaigns remain aligned with project objectives.
  • Develop clear project briefs, marketing plans, and execution frameworks to align stakeholders and drive results.
  • Ensure all marketing materials and customer touchpoints maintain a high standard of quality, accuracy, and brand consistency.
     

Budget & Performance Management

  • Develop and manage project marketing budgets, forecasts, timelines, and scopes of work.
  • Monitor campaign performance, lead generation, conversion metrics, and sales or leasing results, making recommendations to improve effectiveness and return on investment.
  • Prepare marketing reports, project updates, and strategic recommendations for leadership and project teams.
  • Track project expenditures and ensure effective management of marketing resources.


Team & Stakeholder Leadership

  • Lead corporate marketing initiatives that strengthen Townline’s brand presence, including brand development, website initiatives, sponsorships, and other strategic business priorities.
  • Provide leadership, mentorship, and guidance to marketing team members and external partners.
  • Build strong relationships across departments and foster collaboration among project stakeholders.
  • Lead cross-functional coordination to ensure project deliverables, timelines, and objectives are achieved.
  • Support special projects as required.


Qualifications & Experience

  • Degree or diploma in Marketing, Communications, Business, Public Relations, or a related field.
  • 7+ years of progressive marketing experience in residential real estate development.
  • Proven experience developing and executing marketing strategies that support project launches, sales or leasing objectives, brand positioning, lead generation, and customer acquisition.
  • Strong understanding of project branding, integrated marketing campaigns, customer journeys, and marketing performance measurement.
  • Experience managing project marketing budgets, timelines, scopes of work, and agency or vendor relationships.
  • Strong analytical, strategic, and business acumen, with the ability to interpret market trends, customer insights, and campaign performance to inform decision-making.
  • Excellent communication, presentation, stakeholder management, and relationship-building skills, with the ability to influence, align, and lead diverse teams.
  • Strong leadership, organizational, and project management skills, with the ability to manage multiple priorities and deadlines in a fast-paced environment.
  • Collaborative, proactive, and results-driven, with sound judgment and a demonstrated ability to drive projects from concept to completion.
  • Valid Class 5 driver's licence and ability to travel to project sites, presentation centres, events, and meetings as required.
