Job Description:
The Account Manager III, supports the National Real Estate Group (NREG) by bridging the gap between Relationship Management and Credit Underwriting. The role is primarily focused on underwriting and structuring complex real estate construction financing transactions, conducting detailed credit analysis, coordinating due diligence, and supporting the execution and ongoing management of credit facilities.
Working closely with Directors, Senior Account Managers, Senior Managers, and clients, the incumbent serves as a key partner throughout the credit lifecycle, ensuring transactions are efficiently structured, approved, funded, and monitored. As the role evolves, the individual will progressively assume greater portfolio management responsibilities and develop direct client relationship management capabilities.
CUSTOMER
- Support Directors and Senior Account Managers in delivering exceptional customer service through timely credit analysis and transaction execution.
- Act as a key liaison between clients, Directors, Senior Account Managers and Senior Managers throughout the credit approval process.
- Develop a strong understanding of client business models, real estate assets, development projects, and financing requirements.
- Partner with internal stakeholders to facilitate the underwriting, approval, funding, and ongoing administration of construction financing facilities.
- Proactively identify and resolve transaction issues to ensure an efficient customer experience.
- Build knowledge of the real estate development and construction industry, market conditions, and broader economic factors affecting customers.
SHAREHOLDER
- Lead detailed credit analysis and underwriting of real estate construction and term financing opportunities.
- Prepare high-quality credit applications, risk assessments, cash flow analyses, project feasibility assessments, and financing recommendations.
- Review project budgets, development pro formas, market studies, appraisals, environmental reports, and other due diligence documentation.
- Coordinate and support construction draw requests, ongoing project monitoring, covenant tracking, and annual reviews.
- Structure financing solutions that appropriately balance client needs with TD's risk appetite and credit policies.
- Maintain a high standard of credit quality, risk management, and regulatory compliance.
- Identify and escalate material risks, exceptions, and emerging concerns related to credit facilities or projects.
- Support the transition of approved transactions into active portfolio management.
EMPLOYEE / TEAM
- Build strong working relationships across Directors, Senior Account Managers, Senior Managers, Credit Risk Management, Legal, Appraisal, Environmental, and Operations partners.
- Act as a trusted resource on construction financing and real estate credit matters.
- Participate in the sharing of market knowledge, underwriting best practices, and industry trends.
- Contribute to a collaborative and inclusive team environment.
- Continuously develop expertise in real estate finance, construction lending, portfolio management, and risk assessment.
- Support special projects and process improvement initiatives within NREG.
BREADTH & DEPTH
- Specialized role focused on the underwriting and execution of complex real estate financing transactions.
- Develops expertise in construction lending, commercial mortgages, land development financing, and income-producing real estate.
- Conducts sophisticated financial analysis, project risk assessments, and credit structuring for large and complex transactions.
- Works closely with Directors, Senior Account Managers and Senior Managers to facilitate deal execution and ongoing portfolio oversight.
- Builds a pathway toward future portfolio management and relationship management responsibilities.
- Operates with a high degree of autonomy while collaborating with multiple stakeholders across the credit lifecycle.
- Provides recommendations and insights that influence credit decisions and transaction structuring.
EXPERIENCE & EDUCATION
- Undergraduate degree in Business, Commerce, Finance, Real Estate, Accounting, or a related discipline.
- 5-7+ years of relevant experience in commercial banking, commercial real estate lending, credit adjudication, underwriting, or construction financing.
- Strong knowledge of commercial credit analysis and financial statement analysis.
- Experience underwriting commercial real estate and construction financing transactions is strongly preferred.
- Advanced analytical, risk assessment, and problem-solving skills.
- Excellent communication and stakeholder management capabilities.
