Operations Manager (Facilities Management)
About this role
The Operations Manager is responsible for the overall management and performance of assigned Facilities Management (FM) contracts, ensuring operational excellence, contractual compliance, and client satisfaction. The role oversees multi-site facilities operations, leads operational teams, manages contractors and budgets, ensures statutory and fire safety compliance, and serves as the primary liaison with clients to deliver high-quality Integrated Facilities Management (IFM) services.
Key Responsibilities
Manage the overall performance of assigned FM contracts, ensuring compliance with contractual obligations, KPIs, SLAs, statutory requirements, and client expectations.
Lead and oversee multi-site facilities operations, ensuring the reliability of building systems, maintenance activities, and uninterrupted service delivery.
Manage, coach, and develop site management teams while driving operational excellence, performance improvement, and workforce capability.
Build and maintain strong client relationships by leading operational reviews, resolving service issues, managing variation orders, and recommending service improvements.
Oversee contractor and vendor performance, ensuring compliance with safety regulations, contractual requirements, permit-to-work procedures, and service quality standards.
Manage operational budgets, procurement, forecasting, lifecycle replacement planning, and cost optimisation while ensuring effective financial control.
Lead incident management, fire safety, risk management, statutory compliance, and performance reporting, ensuring timely resolution of issues and continuous improvement across all assigned sites.
Job Requirements
Degree or Diploma in Facilities Management, Engineering, Building Services, or a related discipline.
Minimum 8 years of Facilities Management experience, including at least 5 years in a managerial role overseeing multiple sites and teams.
Proven experience managing government-sector or large-scale Integrated Facilities Management (IFM) contracts.
Strong knowledge of contract administration, statutory compliance, fire safety, building services, and facilities operations.
Fire Safety Manager (FSM) certification preferred; SCEM, Green Mark Facility Manager, or equivalent FM certifications are an advantage.
Strong leadership, stakeholder management, financial management, negotiation, and communication skills.
Proficient in Microsoft Office and Computerised Maintenance Management Systems (CMMS)/CAFM platforms.
