Shopping Centre Manager - Blackrock Village Centre, Blackrock, South Dublin.
Blackrock Village Centre is one of Dublin’s best located and most established centres. Owned by Aviva Life & Pensions Ireland DAC, the centre underwent a significant redevelopment of both the retail and office accommodation which was completed in 2021. With an overall size of 200,000 sq ft across retail and office accommodation, the shopping centre is anchored by SuperValu, with other tenants in the retail line up including L’Occitane, Dubray, Butlers Chocolate Café, Thérapie, Holland & Barrett and McCabes Pharmacy. The estate also includes Trident House and Zurich House, both office buildings which are occupied by Zurich Insurance Group.
We are now seeking an exceptional candidate to lead Blackrock Village Centre into its next stage of development. The successful candidate will have responsibility for all aspects of Centre Management to ensure that Blackrock Village Centre continues to thrive as an exceptional retail and office location.
Key Responsibilities
Manage, market and operate the centre to the very highest of professional standards, providing an excellent customer experience to all stakeholders.
Liaise with the landlord / property manager and all nominated stakeholders to help achieve their required goals and targets, in addition to providing updates and consulting on strategic matters.
Work in parallel with the asset management/leasing teams to ensure that customer experience is maximised from an experiential and footfall perspective.
Undertake a Duty Management role for weekends/bank holidays.
Drive and maximise customer footfall and retail sales opportunities with all retailers.
Implement excellent working practices and innovation at Blackrock Village Centre, ensuring that the centre remains best in class.
Manage and have full responsibility for overseeing the annual service charge and car park budget, manage expenditure throughout the service charge period and assist with the reconciliation at year end.
Be the ‘face’ of the centre with key stakeholders and within the local community.
Ensure that the centre is maintained to an excellent standard and contractors are carrying out their work to an appropriate standard.
Oversee the site management team and 3rd party suppliers/ contractors to ensure a joined up approach in achieving overall goals.
Ensure high levels of customer service are provided at all times by the site management team (and wider supply chain).
Monitor centre performance including footfall, car park performance, retailer sales performance etc.
Provide such reports and attend such meetings as required for the purposes of reporting centre progress and updates.
Implementation and monitoring of fire safety strategy and health and safety legislative requirements.
In conjunction with the Property Manager, continually explore ways of operating more efficiently / updating working strategy in conjunction with evolving client, market and legislative demands whilst maintaining and enhancing services.
Monitor and manage Blackrock Village Centres environmental performance whilst working with the asset management team and any appointed external consultants to drive ESG initiatives and centre performance.
Have a full understanding and appreciation of the business strategy for the centre and take responsibility for its implementation within the context of the Centre Management team.
Working with the Landlord along with any appointed external agencies, ensure the marketing strategy is effectively developed and executed to drive footfall and sales including ongoing reviews of return on investment.
Work in conjunction with and be supported by the Property Manager to ensure delivery of the role to the required standard.
Knowledge, Skills and Experience
Candidates must have a proven track record in Centre Management and / or senior retail management and ideally have a minimum of 5 years’ experience.
Be IT competent and ideally have experience with the property management software system Yardi.
Able to demonstrate a basic understanding of ESG in the sphere of Property Management.
Strong verbal, numerical and report writing skills.
Good communication, time management and organisational skills.
Good interpersonal and influencing skills.
Pragmatic approach to problem solving.
Honesty, integrity and openness, high ethical standards.
Fluent in spoken and written English.
