Pay: $33.54/hour
Status: Regular Full-Time/Non-Exempt

In coordination with the Director of Haven Heights, the Site Maintenance Manager is responsible for the overall management, coordination, and execution of maintenance operations at the Haven Heights location. This role ensures that facilities, grounds, vehicles, and equipment are maintained in safe, compliant, and operational condition.
The Site Maintenance Manager provides direct supervision to maintenance staff, including the Building Maintenance Technician(s), and oversees vendors and contractors to ensure high-quality, timely, and cost-effective service delivery. The position plays a key leadership role in maintaining operational efficiency, regulatory compliance, and site safety.
DUTIES & RESPONSIBILITIES:

- Oversee and perform general building maintenance, including but not limited to plumbing, electrical, carpentry, painting, drywall repair, and appliance servicing.
- Manage preventative maintenance programs to reduce downtime and extend asset life.
- Conduct routine and comprehensive facility inspections to identify repair needs, safety hazards, and capital improvement opportunities.
- Oversee landscaping, grounds maintenance, roof systems, gutters, and exterior site upkeep.
- Oversee regular vehicle maintenance, inspections, and cleaning.
- Manage and monitor the digital work order system to ensure timely response and completion.
- Maintain accurate physical and electronic maintenance records, inspection logs, and compliance documentation.
- Maintain inventory of tools, parts, and supplies, coordinate purchasing and cost control with supervisors.
- Assist in forecasting maintenance needs and budgeting for repairs and capital improvements.
- Coordinate with the Site Director on project scope, timelines, and budgets.
- Obtain bids, evaluate proposals, and coordinate contractors and vendors for approved work.
- Lead small-to-medium maintenance and improvement projects, ensuring quality standards and budget adherence.
- Oversee construction and building improvement projects in collaboration with contractors and internal stakeholders.
- Monitor vendor performance and ensure contractual compliance.
- Coordinate with funding agencies regarding construction, renovation, and building improvement projects to ensure compliance with grant requirements and timelines.
- Attend funder-led meetings related to facilities, capital improvements, and site development initiatives.
- Provide timely and accurate building, maintenance, and project status updates to funding agencies, as required.
- Support documentation and reporting requirements associated with funded construction or facilities-related initiatives.
- Ensure all facilities comply with applicable safety codes and regulations, including fire safety, building occupancy requirements, and emergency preparedness standards.
- Maintain fire extinguishers, inspection logs, clear egress pathways, and other required safety documentation.
- Coordinate snow and ice removal operations, including snowplowing when necessary.
- Respond to emergency maintenance situations and make independent decisions within policy guidelines.
- Implement safety protocols during critical incidents and coordinate with police, fire, and emergency medical services as needed.
- Supervise, train, schedule, and evaluate Building Maintenance Technician(s) and other assigned staff.
- Provide day-to-day direction, performance feedback, and support to maintenance personnel.
- Coordinate workflow, prioritize assignments, and ensure timely completion of work orders.
- Promote a culture of safety, accountability, and teamwork.
- Work cooperatively with other The Salvation Army (TSA) staff and programs.
- Support site preparation and logistics for organizational events.
- Operate all vehicles within safety and compliance protocols for TSA employees.
- Perform all other duties as assigned.
EDUCATION & EXPERIENCE:
- High school diploma or GED.
- Minimum of 5 years of experience in commercial building maintenance, facilities management, or related skilled trades.
- Minimum of 1–2 years of supervisory or team leadership experience preferred.

Parental Leave: The benefit is 40 hours of Paid Leave for qualifying events.
Sick Leave: 12 days of Sick Leave annually accruing from day one, eligible for use after three months’ service time.
Paid Vacation:
- Two weeks annually, accruing from day one, for non-exempt positions.
- Four weeks annually, accruing from day one, for exempt positions.
- Accrued vacation is eligible for use after six months’ service time.
Paid Holidays: 13 designated holidays + 1 floating holiday per year
