The Building Manager is responsible for the daily operations and care of an established residential rental property in Burnaby, serving as the on-site point of contact for tenants and helping ensure the building is well-maintained, secure, and tenant-focused. This role supports a broad range of activities, including tenant service, suite turnover, routine cleaning, minor maintenance, inspections, access coordination, rent collection support, basic property administration, and emergency response or on-call support as required. As this is an older building, the role is well suited to someone practical, observant, and hands-on, with pride in preventative upkeep and day-to-day building care. The Building Manager works closely with the Property Manager and mobile support staff for more complex issues, special projects, and escalations. Depending on operational needs and the successful candidate’s circumstances, a live-in arrangement may be available and can be discussed during the recruitment process.
Key Responsibilities
- Provide prompt, fair, and professional tenant service, responding to day-to-day requests and escalating matters to the Property Manager as appropriate.
- Maintain positive tenant relations and document complaints, building issues, emergencies, and after-hours incidents when applicable.
- Support suite turnover activities, including preparing suites for showings and move-ins, completing turnover cleaning, coordinating access, and assisting with move-in/move-out inspections.
- Perform routine cleaning, litter pick-up, and property walk-throughs to help maintain common areas, exterior walkways, entrances, parking areas, and service spaces in clean and safe condition.
- Complete minor maintenance and repairs within scope, training, and site procedures, such as light bulbs, painting and touch-ups, caulking, lock changes, and patching.
- Coordinate contractors and trades as required, following approval, budget, procurement, and site procedures.
- Maintain a daily log of notable issues, completed tasks, incidents, and deficiencies, and help monitor supplies, security footage, and building systems.
- Assist with property administration, including approved notices, tenant correspondence, parking and storage records, amenity or elevator bookings, incident reports, contact lists, SDS records, entry phone systems, and FOB troubleshooting.
- Support rent collection administration, including receiving cheques, tracking accounts receivable, and following up on outstanding or NSF payments as directed.
- Provide emergency response and on-call support as required, and represent Peterson professionally with tenants, trades, and internal teams.
What You Bring
- High school diploma or equivalent, with 1 to 2 years of related experience in building operations, residential property management, customer service, administration, maintenance, or another hands-on service environment.
- Strong customer service and communication skills, with the ability to build positive relationships and respond calmly and professionally in urgent, sensitive, or high-pressure situations.
- Comfort performing physically demanding and repetitive tasks, including lifting, carrying, pushing, pulling, bending, and standing for extended periods.
- Working knowledge of Microsoft Office, accurate record keeping, and general understanding of rent collection administration, basic accounting principles, and British Columbia’s Residential Tenancy Act, or the ability to learn quickly.
- Strong attention to detail, sound judgement, maturity, tact, and a proactive, solution-focused approach when working independently or sharing recommendations with management.
