High Rise Contractor & Developer - Project Manager & Senior Manager
About this role
The Project Manager / Senior Project Manager will be responsible for the end-to-end execution of high-rise residential, commercial, or mixed-use construction projects. As the primary lead on-site, you will oversee project planning, budgeting, scheduling, quality control, and safety management. You will manage a diverse team of engineers, subcontractors, and consultants to ensure the project is delivered on time, within budget, and to the highest quality standards.
For the Senior track, the candidate is additionally expected to oversee multiple packages, mentor junior staff, handle high-stake stakeholder negotiations, and actively mitigate macro-level project risks.
Project Planning & Execution
Lead the project from inception/handover to final completion
Develop comprehensive project execution plans, master schedules, and method statements tailored for high-rise construction (e.g., structural formwork systems, façade installation, and vertical logistics).
Establish and monitor Key Performance Indicators (KPIs) for progress, quality, and safety.
2. Financial & Contract Management
Manage the project budget, monitor cash flow, and implement strict cost-control measures to maximize profitability.
Review and approve subcontractor progress claims, variations, and final accounts in collaboration with the Quantity Surveying (QS) team.
Identify, assess, and mitigate contractual and commercial risks.
3. Site Operations & Quality Control
Supervise daily site operations, ensuring optimal deployment of labor, materials, and machinery (especially tower cranes and passenger hoists).
Enforce stringent Quality Assurance and Quality Control (QA/QC) procedures to minimize rework and ensure structural integrity.
Drive a zero-tolerance safety culture, ensuring strict compliance with local workplace health and safety (WHS/OSHA) regulations.
4. Stakeholder & Team Leadership
Act as the primary point of contact for clients, architects, structural engineers, and local authorities.
Lead, mentor, and manage the internal site management team (Site Managers, Engineers, Foremen).
Chair regular progress meetings with subcontractors and consultants to resolve technical clashes and schedule bottlenecks.
Requirements
Education: Bachelor’s Degree in Civil Engineering, Construction Management, or an equivalent field.
Experience: 8–12 years of experience working with a main contractor.
Technical Skills: Proficiency in MS Project or Primavera P6.
Certifications: PMP, CCPM, or relevant local professional engineering board affiliations are considered a plus point.
Soft Skills: Strong problem-solving abilities, solid negotiation skills, and clear communication.
