Summary

As a Building Controls Technician II/III, you are responsible for installing, programming, commissioning, servicing, and troubleshooting building management systems (BMS) and electrical power monitoring systems (EPMS) within mission-critical data center environments. This role owns projects and service activities from startup through commissioning and ongoing support, working closely with customers, subcontractors, and internal project teams to deliver reliable system performance.

\nResponsibilities
  • Install, program, commission, and troubleshoot BMS and controls systems
  • Service existing building control systems
  • Perform startup and commissioning of complete building automation systems
  • Install building control components including controllers, panels, conduit, sensors, and related hardware
  • Build and assemble low-voltage control panels
  • Perform point-to-point verification and checkout activities
  • Perform software and hardware calibration required for proper system operation
  • Execute low-voltage cable installation and termination activities as needed
  • Support project commissioning activities, including participation in daily meetings and documentation of results
  • Work closely with installation subcontractors to ensure projects are completed on schedule and in compliance with contract requirements, applicable codes, and industry standards
  • Partner with project teams and customers to deliver reliable, high-quality solutions
  • Own assigned work from initiation through completion while proactively communicating progress, risks, and issues

  • Demonstrates ownership, accountability, and effective communication throughout project delivery
Qualifications
  • Experience with Building Management Systems (BMS) in mission-critical or data center environments; Tridium Niagara experience strongly preferred
  • Experience commissioning, programming, and troubleshooting networked control systems, including wire sheet programming and control logic
  • Working knowledge of mechanical and electrical systems commonly found in data center environment
  • Ability to read and interpret:
    • Network topologies
    • Electrical one-line diagrams
    • Device wiring drawings
    • Control drawings
  • Strong understanding of open protocols such as:
    • BACnet IP
    • BACnet MSTP
    • Modbus TCP
    • Modbus RTU
  • Knowledge of low-voltage wiring and terminations including:
    • RS-232
    • RS-485
    • CAT5/CAT6
  • Understanding of electrical code requirements and controls applications involving 120V, 240V, and 480V systems
  • Familiarity with CAD software and construction drawings
  • Proficiency with Microsoft Office applications including Word, Excel, Outlook, PowerPoint, and Visio
Working Conditions / Physical Requirements

Work Environment

  • Field-based role supporting data centers, commercial facilities, and active construction environments
  • Regular interaction with customers, subcontractors, and project teams

Physical Requirements

  • Ability to work in hard-hat construction environments
  • Ability to climb stairs and ladders
  • Ability to maneuver around piping, ductwork, and mechanical equipment
  • Ability to work safely near exposed line-voltage and low-voltage systems
  • Ability to perform field commissioning and troubleshooting activities for extended periods

Travel Requirements

  • Travel required based on project and customer needs
  • Approximately 40-50% travel throughout the year

Site Access Requirements

  • Ability to obtain and maintain customer-required site access credentials, security authorizations, and facility access approvals as required for assigned projects
  • Ability to travel to customer and project sites as required; when driving is an essential function of the role, candidates must be able to meet company driving requirements, including maintaining a valid driver's license and acceptable driving record

The above range outlines total cash compensation which includes a combination of:

  • Base salary (based on experience and technical level)
  • Annual bonus opportunity
