ABOUT THE COMPANY

My client is a private family-run investment firm operating at the intersection of Bitcoin infrastructure, financial technology, and real estate. Alongside a venture portfolio focused on digital asset ecosystems, the firm manages a growing book of strategic real estate investments across Northern Italy and Tuscany.

The firm's approach is hands-on and entrepreneurial. As the portfolio expands, they are building the financial infrastructure to support it — and this role is central to that.

THE ROLE

This is not a conventional controller position. My client is looking for a finance generalist with genuine investment instincts — someone who can operate across the full financial spectrum of a growing property portfolio and act as a decision-support partner to the Fund GP and investors.

The successful candidate will own cash flow visibility, financial consolidation, and operational performance tracking across 3–6 properties, and will help build the systems that make all of this faster, cleaner, and more actionable over time.

WHAT YOU'LL DO

Financial Controlling & Cash Flow Management

• Own and maintain financial controlling processes across the property portfolio
  
• Monitor and analyse cash flows: revenue, OPEX, CAPEX, liquidity gaps, and forecasts
  
• Deliver P&L analysis and optimisation insights to support investment decisions
  

Portfolio Consolidation & Investor Reporting

• Consolidate financial and operational data across all portfolio assets
  
• Provide near-real-time financial insights to investors operating with limited decision windows
  
• Prepare clear dashboards and reports tailored to stakeholder needs
  

Financial Planning & Business Analytics

• Build forecasting models and financial scenarios for investment and operational planning
  
• Identify opportunities to improve financial performance and asset appreciation
  

Banking & Financing Relationships

• Manage relationships with banking partners and financing institutions
  
• Support financing structure discussions and liquidity planning
  

Accounting Coordination & Compliance

• Coordinate with external Italian tax accountants on statutory and tax matters
  
• Ensure accurate financial data flows and reporting across the portfolio
  

Systems & Automation

• Support the build-out of in-house analytics and reporting software
  
• Define financial data structures to enable reporting automation and portfolio monitoring
  

WHAT WE'RE LOOKING FOR

• 6–8+ years in controlling, FP&A, investment finance, or business finance
  
• Minimum 3 years of progressive experience managing real estate portfolios (asset management firms, real estate investment, or Big Four transaction services)
  
• CPA, ACCA, or CFA qualification required
  
• Strong command of cash flow management, financial forecasting, and P&L analysis
  
• Ability to consolidate and analyse financial data across multiple assets or entities
  
• Comfortable in a lean, non-corporate environment — initiative matters more than rigid role definitions
  
• Italian: native or fluent | English: professional working proficiency
  
• Experience in real estate investment, venture capital, or private investment environments
  

NICE TO HAVE

• Exposure to BI tools or financial data analytics platforms
  
• Experience with reporting automation or financial systems development
  
• Familiarity with CAPEX-intensive development or upgrade cycles
