The Senior Director of Building Services is responsible for overseeing all aspects of the daily operations and strategic direction of facility maintenance and management, ensuring that buildings, systems, and rounds consistently meet all safety, quality, and operational standards.
RESPONSIBILITIES
Include but are not limited to the following
Provide executive leadership in strategic planning and the maintenance of the physical infrastructure of a senior living community.
Oversee the facilities maintenance department, ensuring efficient operation and excellence inbuilding systems and grounds management.
Lead facility upgrades, renovations, and repair projects, ensuring they are completed on time, within budget, and to high standards.
Manage larger-scale projects, oversee design, execution, and post-completion evaluations.
Work closely with the executive team to develop and implement long-term maintenance strategies and preventive maintenance plans to minimize downtime and maximize facility assets' lifespan.
Mentor and lead maintenance managers and specialists, fostering an environment of professional growth and excellence.
Ensure strict compliance with all health and safety standards, legal regulations, environmental policies, and building codes. May oversee Safety Committee.
Develop, propose, and manage the maintenance budget, having final authority on expenditures and resource allocation.
Direct rapid and effective responses to emergency maintenance situations, ensuring minimal impact on operations.
Maintain detailed records of maintenance work, inspections, and compliance activities to support facility management and meet regulatory requirements.
Supervisory Responsibility: Yes.
QualificationsQUALIFICATIONS
Education & Experience
Minimum of a bachelor's degree inbuilding services, engineering, business administration, or related fields. Advanced degrees or certifications such as Certified Facility Manager(CFM), Certified Healthcare Facility Manager (CHFM)are preferred.
Must have at least 10-15 years of experience in maintenance management, with a significant portion in a leadership role within healthcare or residential facilities.
Knowledge, Skills & Abilities
Exceptional leadership and organizational capabilities.
Advanced proficiency in budget and project management.
Comprehensive knowledge of building systems including HVAC, electrical, plumbing, and mechanical.
Expertise in safety, building codes, and health regulations.
Proven problem-solving skills and decision-making capabilities.
Excellent communication skills for high-level interaction with all community stakeholders.
Ability to manage and prioritize multiple large-scale projects under tight deadlines.
