Responsibilities
As a Manager—Global Transactions at Hines, you will support the Senior Director—Global Transactions with the accounting and financial analysis of transactions, including acquisitions, dispositions, management agreements and loans. You will assist with the review and analysis of due diligence and financial projections and will be responsible for accounting related tasks for transactions, such as opening entries, the PPA process, and prorations. You will assist the Senior Director—Global Transactions with other tasks as needed and collaborate cross-functionally with teams. Responsibilities include, but are not limited to:
- Review, track, and analyze due diligence items such as financial statements, CAM recs, security deposits, property taxes, among other items; track that all items are received
- Oversee the accountant with setup of accounting systems including bank accounts, JDE, Nexus, Coupa, etc. and ensure completed
- Oversee third party management assignment set up and transition to property and development accounting
- Coordinate with lease accounting team and external abstraction service provider to ensure all lease information is provided and any follow ups are addressed to prepare abstracts
- Assist with reviewing ARGUS tie out to ensure ARGUS ties to lease information
- Review estoppels to confirm information ties to abstracts and leases; assist with preparation of estoppels for dispositions
- Coordinate with PPA provider for new acquisitions and review PPA model; prepare opening entries
- Review prorations to ensure rents, expenses, security deposits tie to financial information and are appropriately stated
- Assist the Senior Director—Global Transactions as needed
- Supervise accounting personnel, as assigned
Qualifications
Minimum Requirements include:
- Bachelor’s degree in Accounting from an accredited institution
- CPA designation is preferred
- Five or more years in accounting. Real estate experience is strongly preferred, specifically experience with leases, CAM, etc.
- Experience with transactions is a plus
- Prior management experience
- Ability and interest in multi-tasking
- Interact with employees, visitors and contractors with poise and diplomacy
- Apply principles of rational systems and deal with a variety of concrete variables in situations where only limited standardization exists
- Interpret instructions in written, oral, and diagrammatic orschedule form
- Possessinitiative to assume additional responsibilities
- Set priorities and meet deadlines
- Advanced competence with a variety of software including MS Word, MS Excel, MS Outlook, and other requested software programs
- Type a minimum of 60-WPM with accuracy
- Perform basic business math such as computing discount, interest, percentage and profit/loss
- Communicate effectively both verbally and written
- Possess excellent grammar and proofreading abilities
- Read and comprehend e-newspapers, periodicals, journals, manuals, dictionaries and thesaurus
Act as a team member with all Hines employees
Comply with all Hines policies and procedures
Communicate and coordinate effectively with cross-functional departments, including legal and regional business groups, among others
- Meet highest attendance and punctuality requirements
- Operate personal computer, software as appropriate for project and all other office equipment
- Climb up and down stairs as part of emergency procedure, practice and/or implementation
- Detect emergency alarms - auditory and/or visual
- Carry out other duties as assigned by supervisors
