The Leasing Agent is responsible for managing the leasing process for residential properties. This role involves attracting and retaining tenants, conducting property tours, processing lease applications, and ensuring high levels of customer satisfaction. The Leasing Agent will work closely with prospective and current tenants, provide detailed information about available properties, and handle lease agreements and renewals. This position requires strong communication skills, a customer-focused approach, and a thorough understanding of leasing regulations and practices.

Key Responsibilities:

    Conduct property tours for prospective tenants

    Assist with application processing and background checks

    Prepare, review, and execute lease agreements and addendums

    Address tenant inquiries and concerns

    Conduct market research and set competitive rental rates

    Develop and implement marketing strategies for property advertising

    Oversee move-in and move-out processes

    Manage lease renewals and negotiate terms

    Maintain accurate records of lease agreements and tenant documentation

    Ensure compliance with housing regulations and company policies

    Foster a positive relationship with the community

    Provide regular reports on leasing activity and occupancy rates

    Track, maintain, and nurture all leads to ensure high closing ratios

    Perform additional duties as assigned by the Property Manager or Leasing Supervisor

    Maintain cleanliness of the front office area

    Work with CRMIQ software and keep up-to-date files on all new move-ins

    Conduct move-in orientations for new tenants

    Place move-in gifts and send move-in welcome letters 

    Perform all other duties as needed

Desired Skills, Experience, and Qualifications:

    1+ years of experience in property management

    Administrative experience

    Leasing experience

    Excellent verbal and written communication skills

    Excellent interpersonal skills and proven ability build relationships

    Proactive and independent with the ability to take initiative

    Excellent time management skills; detail-oriented and thorough

    Highly organized with the ability to manage multiple priorities

    Self‐starter comfortable working in an environment with evolving roles and responsibilities

    Proficient in Microsoft Excel, Outlook, PowerPoint, and Word
