Project Manager - Preconstruction
About this role
Essential Functions:
- Partners with project requestors, stakeholders, and internal teams to define project objectives, and establish planning strategies and project execution plans.
- Collaborates with requestors to define project objective and compile Project Intent and Business Justification proposal.
- Facilitates the review, prioritization, and alignment of project requests with operational requirements, business priorities, and organizational objectives.
- Leads the development of project scope and partners with requestors and stakeholders to define operational requirements, equipment needs, staffing impacts, workflow considerations, and space requirements.
- Develops and manages project cost estimates throughout the planning and design process, evaluates budget impacts, aligns scope with financial objectives, and identifies value engineering opportunities to optimize cost, schedule, and operational outcomes.
- Identifies and evaluates project risks, assumptions, operational impacts, and constructability consideration during planning and develops mitigation strategies to support project success and construction readiness.
- Coordinates and presents assessments of existing conditions, workflows, operational processes, and facility constraints to support project planning and scope development.
- Collaborates with internal teams, Space Planning, and external consultants to evaluate project requirements, feasibility, constructability, operational impacts, conceptual planning solutions, and long-range facility planning opportunities.
- Develops and maintains the Facilities preconstruction project pipeline, aligning project priorities, departmental resources, business priorities, and capital expenditure planning with organizational objectives.
- Manages project governance activities, including project approvals, documentation, consultant coordination, and procurement support during the preconstruction phase.
- Leads project transition from preconstruction to construction, ensuring project scope, budget, schedule, risks, assumptions, permits, and project requirements are aligned and ready for construction execution.
- Collaborates with Construction Project Management and stakeholders to evaluate and manage project changes impacting scope, budget, schedule, design, or operational requirements, ensuring appropriate review, approval, and implementation.
- Supports project turnover and post-construction evaluations to asses outcome, verify achievement of project objectives, document lessons learned and identify opportunities for continuous improvement.
- Develops, coordinates, and maintains Facilities capital planning, budgeting, forecasting, and expenditure tracking.
- Manages consultant procurement and engagement activities, including scope development, selection processes, contract administration, and coordination of preconstruction support services.
- Coordinates facility planning and project requirements associated with new equipment installations, replacements, and operational changes.
- Manages Facilities projects that do not require formal design services, including scope development, estimates, approvals, scheduling, and coordination.
- Develops, maintains, and continuously improves preconstruction processes, standards, and best practices to support effective project delivery and operational consistency.
- Performs other related duties and projects as business needs require at direction of management.
Education and Experience:
- Bachelor’s degree in Construction Management, Architecture, Design, Engineering, or related field, preferred.
- Minimum five (5) years of experience in Architecture, Interior Design, Construction Management, Facilities Project Management, Preconstruction, or related experience.
- Experience developing and managing project budgets, estimates, schedules, and financial performance throughout the project lifecycle required.
Special Requirements/Certification:
- Active or in-process of pursuing PMP, CCM, LEED, or other relevant certification, a plus
- Ability to travel domestically and internationally.
- Valid driver’s license, and reliable source of transportation
Pay range: $89,000.00 to $119,000.00 yearly
