Position Summary

The Property, Facilities & Maintenance Manager is responsible for overseeing the day-to-day condition, safety, appearance, functionality, and maintenance of the Bank’s physical properties. This role supports a small community bank with four branch locations and two detached drive-through facilities all located in Oklahoma City.

The position plays a key role in fulfilling the bank’s purpose of building meaningful relationships as we invest in our communities by requiring a hands-on and dependable individual who can perform routine maintenance, coordinate vendors, respond to facility issues, monitor building systems, support security and safety needs, and help ensure all locations present a professional, clean, secure, and welcoming environment for customers and employees.

Primary Duties and Responsibilities

Facilities & Property Management

Oversee the general condition and upkeep of all bank-owned or bank-operated locations, including branches, offices, parking areas, landscaped areas, signage, drive-throughs, ATMs, night depositories, and related exterior areas.
Conduct regular inspections of all facilities to identify maintenance needs, safety concerns, repairs, cleanliness issues, and potential operational disruptions.
Maintain a preventive maintenance schedule for building systems, equipment, fixtures, lighting, HVAC, plumbing, electrical systems, doors, locks, generators, alarms, and other facility-related assets.
Help maintain a professional appearance at all bank locations, including lobbies, offices, restrooms, break areas, parking lots, sidewalks, landscaping, and drive-through lanes.

Maintenance & Repairs

Perform general maintenance and minor repairs, including basic plumbing, painting, light carpentry, door and hardware repairs, furniture assembly, ceiling tile replacement, lighting replacement, minor electrical troubleshooting, and other routine facility tasks.
Respond promptly to maintenance requests from branch and department staff.
Coordinate larger repairs with outside vendors when specialized licensing, tools, or expertise are required.
Maintain records of completed repairs, open work orders, vendor service calls, warranties, inspections, and preventive maintenance activities.

Vendor & Contractor Coordination

Serve as the primary point of contact for facility-related vendors, including HVAC, plumbing, electrical, janitorial, landscaping, pest control, security, fire protection, elevator, roofing, signage, glass, locksmith, and general repair contractors.
Obtain quotes, coordinate service schedules, verify work completion, and review invoices for accuracy before approval.
Monitor vendor performance and help ensure work is completed safely, professionally, and in accordance with Bank expectations.
Assist management with budgeting for repairs, capital improvements, maintenance contracts, and facility upgrades.

Safety, Security & Compliance Support

Support the Bank’s physical security program by assisting with doors, locks, cameras, alarms, lighting, access points, drive-through equipment, night drops, and related systems.
Coordinate required inspections and service for indoor lift, fire extinguishers, sprinkler systems, alarms, emergency lighting, generators, and other safety systems.
Assist with emergency preparedness, severe weather readiness, and facility-related response plans.
Help ensure facilities remain compliant with applicable safety standards, accessibility requirements, insurance recommendations, and internal bank policies.
Promptly report safety hazards, security concerns, water leaks, electrical issues, structural concerns, or other urgent matters to management.

Drive-Through & Exterior Facility Support

Monitor and maintain two detached drive-through facilities, including lanes, lighting, pneumatic tube systems, signage, canopies, doors, locks, cameras, teller areas, curbs, pavement, and customer-facing equipment.
Coordinate repairs for ATM and drive-through-related facility needs in partnership with operations, IT, security vendors, and equipment providers.
Ensure exterior areas are clean, safe, well-lit, and accessible for customers and employees.

Inventory, Supplies & Equipment

Maintain an inventory of commonly used maintenance supplies, tools, light bulbs, filters, batteries, hardware, paint, cleaning supplies, and other facility materials.
Track Bank-owned tools, equipment, furniture, fixtures, keys, access devices, and facility-related assets as assigned.
Assist with office moves, furniture relocations, branch setup, storage organization, and disposal of obsolete equipment or furnishings.

QualificationsRequired Qualifications

High school diploma or equivalent required.
Minimum of three years of experience in facilities maintenance, property management, building maintenance, construction, or a related field preferred.
Ability to perform hands-on maintenance and minor repairs.
Working knowledge of basic plumbing, electrical, HVAC, carpentry, painting, locks, doors, lighting, and general building systems.
Ability to coordinate vendors and communicate professionally with employees, contractors, customers, and management.
Strong organizational skills and ability to prioritize multiple locations and competing requests.
Valid Oklahoma driver’s license, reliable transportation, and acceptable driving record.
Ability to pass background checks required for employment in a financial institution.

Preferred Qualifications

Experience supporting a bank, credit union, office building, retail facility, medical office, school, church, or multi-location business.
Familiarity with security systems, alarm systems, cameras, access control, drive-through equipment, ATMs, or night depository areas.
Basic computer skills, including email, spreadsheets, maintenance logs, and work order tracking.
Experience managing maintenance budgets, vendor contracts, or facility improvement projects.

Physical Requirements

Ability to travel between all Bank locations in the Oklahoma City area.
Ability to stand, walk, bend, climb, kneel, crawl, reach, push, pull, and lift as needed.
Ability to lift and carry up to 50 pounds.
Ability to climb ladders and work in mechanical rooms, storage areas, rooftops, parking lots, and exterior spaces as needed.
Ability to work indoors and outdoors in varying weather conditions.
May require occasional after-hours, weekend, or emergency response for urgent facility, weather, security, or maintenance issues.

This position works across multiple bank locations, including office areas, customer lobbies, drive-through facilities, parking lots, mechanical rooms, storage areas, and exterior grounds. The role requires regular interaction with Bank employees, vendors, contractors, and occasionally customers.
