What You’ll Do:
As a Transitions Specialist, you’ll assist in coordinating the transition of new properties into the Coastal Ridge platform from award through stabilization. This role is responsible for driving alignment, accountability, and timely follow-through across internal departments and external stakeholders so each site is properly set up for operational success.
This individual will maintain a strong working knowledge of Coastal Ridge systems, site-level processes, reporting expectations, and operational standards. The Transitions Specialist will also champion Coastal Ridge culture by supporting site associates, coordinating resources, and helping ensure teams have the tools, communication, and direction needed to be successful.
 
Where You’ll Work:
In this role, you will support transitioning assets across the United States on a rolling basis. We anticipate this position will require approximately 50% travel to property sites and the remaining 50% of the time, this role will be based out of the corporate offices in Columbus, OH. 
 
What You’ll Own:
  • Coordinate all aspects of property transitions from award through stabilization, supporting both on-site and remote transition activities.
  • Maintain transition checklists, project timelines, milestone trackers, and critical-path deliverables to ensure tasks are completed accurately and on schedule.
  • Track transition performance and generate weekly transition status reports for leadership and relevant stakeholders.
  • Monitor deliverables and hold internal departments accountable to established transition timelines.
  • Assist with transition-day logistics, including site readiness, travel coordination, training calendars, leadership meetings, system access, and staffing support.
  • Support due diligence efforts including lease file audits, unit inspections, operational reviews, and on-site management interviews in partnership with Operations.
  • Collect, organize, and review property documents including contracts, budgets, reports, vendor lists, utility information, employee information, marketing materials, resident communications, and operational records.
  • Coordinate onboarding activities including systems setup, vendor transitions, banking documentation, utility changes, contract reviews, marketing launches, reporting templates, and site-level resources.
  • Provide on-site operations support across the portfolio as needed, including support in Property Manager, Assistant Property Manager, Leasing, or other site-level functions.
  • Support post-transition stabilization by tracking open issues, coordinating follow-up, and helping site teams resolve transition-related needs.
  • Assist with special projects and strategic initiatives as assigned.
 
Preferred Qualifications:
  • Ability to travel approximately 50% across the United States.
  • High school diploma or equivalent required; bachelor’s degree in Property Management, Business, Real Estate, or a related field preferred.
  • 3–5 years of progressive experience in multifamily, student housing, property management, operations, or transitions.
  • At least 2+ years of prior on-site Property Manager or comparable site-level leadership experience preferred.
  • Experience supporting acquisitions, due diligence, property transitions, management takeovers, recapitalizations, or dispositions.
  • Experience with Entrata, Yardi, RealPage, Smartsheet, Monday.com, Asana, Quickbase, or similar platforms.
  • Demonstrated proficiency with Microsoft Word, Excel, Teams, Outlook, and database management programs.
  • Strong ability to manage multiple projects simultaneously while maintaining accuracy, organization, and attention to detail.
  • Excellent written and verbal communication skills with the ability to communicate professionally with clients, vendors, site teams, and internal leaders.
  • Ability to work independently, adapt quickly, and remain solutions-oriented in a fast-paced environment.
