Breaking Ground operates nearly 4,000 units of housing across New York City, along with housing in upstate New York and Connecticut. Supportive housing - affordable housing paired with services designed to help people maintain their homes for the long-term - is widely recognized as a proven and cost-effective solution to chronic homelessness.
But we didn't stop at providing housing. Breaking Ground's programs and services help people experiencing street homelessness - especially those who have been on the streets the longest - to come indoors. Through our Street to Home outreach program and transitional housing resources, we help people get, and stay, on the path to a permanent home.
Located in DUMBO, Brooklyn, 90 Sands offers 491 units of permanent, supportive housing to low-income New Yorkers, people living with HIV/AIDS, and chronically homeless individuals, including individuals with mental illness. Built on the former site of the Watchtower Society, the 30-story building features a multipurpose room for community events and meetings, a digital library/computer lab, and a fitness room. The Center for Urban Community Services provides comprehensive onsite social services, and Breaking Ground coordinates property management services.
The Property Management (PM) department is responsible for the day-to-day management of Breaking Ground’s permanent housing portfolio of over 20 buildings and is essential to operational planning for the agency's intended residential building growth. PM plays an integral role in Breaking Ground’s overall mission of ending homelessness by providing safe, clean, stable, supportive environments once people have been housed. The Porter is a part of the Maintenance department that maintains the common areas of our residential buildings, completes repairs both in tenant apartments and throughout building and performs painting duties as needed. Examples of common areas include offices, multi-purpose rooms, roof deck, garden, trash collection area, lobby, fitness room and sidewalks. Tenant apartments will also be cleaned. Our residential buildings help to end homelessness by providing a home to formerly homeless individuals.
This position has a 35-hour work week.
ESSENTIAL DUTIES AND RESPONSIBILITIES:
- Maintain the sidewalks including raking leaves and shoveling snow
- Sweeping, mopping, washing, dusting and vacuuming
- Sealing, waxing and buffing of floors and hard surfaces
- Clean individual units when vacated to prepare for occupancy
- Sort and separate the recyclables from other waste to comply with NYC regulations
- Assist the Maintenance Supervisor when assigned
- Conduct preventative maintenance inspections and routine upkeep on building systems
- Perform other related duties as assigned
MINIMUM QUALIFICATIONS:
- Minimum 3 years working experience as a maintenance/porter
- Experience in the operation of vacuum cleaner, high speed buffer
- High School Diploma, Trade School or equivalent
- Working with elderly, disabled and/or formerly homeless population is a plus
- Basic knowledge of a computer is a plus not required
