BUILDING MAINTENANCE MANAGER
JOB DESCRIPTION
Under general supervision, the Building Maintenance Manager is responsible for the overall maintenance of the common areas within the assigned facility.
SCOPE
The Manager performs a wide variety of general and preventative maintenance and repair work; and independently performs a broad spectrum of facilities and systems maintenance functions or may serve as back up to other craft workers on complex assignments.
KEY DUTIES AND RESPONSIBILITIES
Examples of key duties are interpreted as being descriptive and not restrictive in nature. The following duties are listed both as trade specific and shared responsibilities.
- Maintain the common areas in a clean and orderly condition
- Maintain all equipment in good working order
- Maintain a safe environment with proper lighting, signage, and disability access
- Assist in the troubleshooting, repair and maintenance of building systems
- Maintain a safe condition for homeowners, service personnel and the general public
- Perform regular inspections of the property
- Inspect the building frequently for signs of damage or wear and cleanliness
- Inspect building equipment for safety
- Oversee contractors and inspect completed jobs when needed
- Enforce established rules and regulations
- Adhere to all established policies
- Maintain appropriate service and repair records
- Keep all forms and safety requirements up-to-date
- Research, purchase and inventory parts and supplies
- Manage and supervise assigned staff and inspect their work product
- Train and direct the work of assigned staff
- Responds to emergencies on a 24 hour basis
- Maintain pool(s) while abiding by and keeping all records as directed from Waccamaw Management, Local, State, and Federal Laws
- Assist with emergency response and evacuations when needed
- Administrative task as required
- Overseeing security, fire prevention, and other safety systems
- Providing building light maintenance and janitorial services for all community buildings and areas (Janitorial services to include all community property: moping, sweeping, pressure washing, trash removal, pet station(s) and pet waste areas, boat ramp area, elevators, storm prep.)
EMPLOYMENT STANDARDS
ABILITY TO:
Operate and use a broad spectrum of tools and equipment skillfully and safely perform heavy physical labor; read and comprehend plans and blueprints; train and direct the work of others; follow and give oral and written instructions; maintain cooperative working relationships; demonstrate sensitivity to and respect for a diverse population.
KNOWLEDGE OF:
Broad knowledge of standard practices and procedures of construction trades such as plumbing, HVAC, electrical, carpentry, painting and mechanical systems, including materials and tools; applicable code requirements; methods and practices followed in the maintenance of tools, machinery, and equipment; safety precautions to be observed in the maintenance and installation of electronic and mechanical equipment.
MINIMUM QUALIFICATIONS:
Education: Graduation from high school supplemented by trade school programs or military.
Communication: Must be fluent in the language of English, verbal and written. Use of computer is required. Use of email, mobile applications and Microsoft Word & Excel is required.
Experience: Four years journey-level experience working in at least one relevant trade in a commercial, industrial or facilities operations setting.
PREFERRED:
Broad depth of knowledge in multiple trades
LICENSE OR CERTIFICATE:
This classification requires the possession of a valid South Carolina driver’s license. Ability to complete the following trainings as required: MSDS, SCDHEC Class A UST Operator, ladder safety, emergency evacuation, in-house OSHA training. A SCDHEC Certified Pool Operator designation is preferred, but not required.
SPECIAL REQUIREMENTS:
Must be able to perform physical activities, such as, but not limited to, lifting equipment (up to 50 pounds unassisted), bending, standing, climbing, crawling, reaching, kneeling, stooping, pulling, grasping, using hands and fingers or walking. Must be able to safely use manual tools and power equipment common to the construction trades. Must be able to handle hazardous materials safely. Have clear vision.
