Summary
The Assistant Property Manager plays a vital role in supporting the Property Manager in the effective management of the property, with a strong emphasis on maximizing lease renewals, managing delinquent accounts, and overseeing maintenance operations. This position requires a proactive individual who can enhance resident satisfaction, ensure compliance with company policies, and drive financial performance through effective management of resident accounts and maintenance teams.
Essential Duties and Responsibilities
Lease Renewals and Resident Retention
Manage the lease renewal process, ensuring timely communication with residents regarding renewal options & incentives to maximize retention rates.
Analyze renewal trends and develop strategies to improve renewal rates and resident satisfaction.
Delinquency Management
Monitor resident accounts for delinquent payments and implement appropriate follow-up actions, including issuing late notices and coordinating eviction processes when necessary.
Maintain accurate records of delinquent accounts and communicate effectively with residents to resolve payment issues.
Eviction Coordination
Assist the Property Manager in the eviction process by preparing necessary documentation and ensuring compliance with legal requirements.
Operational Oversight
Oversee daily operations of the property, ensuring adherence to company policies and regulatory requirements.
Conduct regular inspections of the property to assess maintenance needs and ensure high standards of cleanliness and safety.
Team Leadership
Supervise maintenance staff, ensuring timely completion of work orders and adherence to quality standards.
Collaborate with the leasing team to ensure effective communication and coordination of resident services.
Financial Management
Assist in managing budgets, including rent collections, accounts payable, and tenant notices.
Maintain accurate resident records, including payment histories and lease agreements.
Resident Relations
Foster positive relationships with residents through effective communication and prompt resolution of issues.
Organize and participate in resident events and functions to enhance community engagement.
Preferred Qualifications
Education
High school diploma or equivalent; Associate’s degree in Business, Management, or Real Estate preferred.
Experience
1-3 years of experience in property management or a related field, with a focus on customer service and leasing.
Skills
Excellent organizational and time management skills, with attention to detail.
Proficiency in property management software (e.g., RealPage, Yardi) and Microsoft Office Suite.
Attributes
Ability to work independently and as part of a team, demonstrating a positive attitude and professionalism.
Strong problem-solving skills and the ability to handle difficult situations with tact and diplomacy.
Physical Demands
While performing the duties of this job, the employee is regularly required to sit, stand, walk, and use hands to handle or feel.
Ability to lift and/or move up to 25 pounds occasionally.
