These communities have 250 units and 192 units, and are located in Grand Rapids, MI.

The Sr. Maintenance Supervisor safeguards the interests of the owners by maintaining the physical condition of the properties and equipment according to company guidelines and standards, protecting the properties and equipment from damage, loss and deterioration. This position assesses and directs the service staff and should make recommendations to ownership regarding cost containment and asset preservation. Our ideal candidate will be mechanically inclined, team oriented and have a strong work ethic.
Responsibilities will include but are not limited to:
Prepare vacant apartment homes.
Complete property work orders while providing efficient, friendly service.
Accept on-call responsibilities (rotated schedule).
Follow preventive maintenance guidelines.
Team building and development of the maintenance staff.
Establishes daily work schedules for maintenance staff.
Assists in all aspects of the property’s maintenance, including grounds, custodial, preventive, corrective, deferred, and emergency maintenance.
Maintain relationships with suppliers, vendors and professionals servicing the Company or property.
Use different skillsets: such as, HVAC, plumbing, electrical, appliance and all other service requests.
Implement and uphold community policies and safety procedures.
Maintain property operations and the physical asset.
Lead maintenance team while collaborating with the property manager.
Planning maintenance schedules and task assignment.
Overseeing large scale capital projects.

Must be able to stand, walk, sit, use hands and fingers, handle or feel, reach with hands and arms
Position requires ability to climb stairs, balance, stoop, kneel, crouch or crawl, talk or hear
Must be able to lift or move 100lbs occasionally
Qualifications
2-3 years of Multifamily experience required
Experience overseeing 300+ units, split phases/multi-site preferred
Valid Driver's License with valid auto insurance required
Hard worker who has a positive attitude
Strives in a fast paced environment, is detailed oriented
EPA Certification required
Knowledge of pools and CPO highly preferred
Excellent customer service with the ability to problem solve
Experience leading a team, enjoys training others
Extensive knowledge of plumbing, appliance repair, water heaters, a/c units, furnaces
Capital improvement experience highly preferred
The ideal candidate will be mechanically inclined, be available for on-call purposes, and have the flexibility and ability to work weekends when necessary.
