JOB SUMMARY:
The Porter will be responsible for ensuring the grounds, amenities, building exteriors, leasing offices, and parking lots are well-maintained. This position involves daily trash removal, preparing units for move-in, assisting with maintenance tasks, and reporting any repair concerns to the Maintenance Director. The ideal candidate will possess strong organizational skills, be proactive in ensuring safety, and maintain a high standard of curb appeal throughout the community.
ESSENTIAL FUNCTIONS:
- Maintain the upkeep of grounds, amenities, building exteriors, leasing offices, parking lots, and other community areas.
- Remove trash from office spaces and the apartment community perimeter daily, preparing it for city pick-up.
- Assist in preparing market-ready units, including removing trash from vacant apartments before make-ready.
- Complete assigned maintenance tasks in a timely manner.
- Assist with cleaning available apartments and/or models.
- Help troubleshoot and repair mechanical, carpentry, and electrical issues.
- Report maintenance concerns to the Maintenance Director for appropriate repairs in apartments, models, clubhouses, or shared areas.
- Ensure the community maintains high curb appeal.
- Identify and report unsafe conditions, ensuring timely corrections.
- Perform all other duties as required and assigned
Requirements
SKILLS AND QUALIFICATIONS:
- At least one year of full-time related experience.
- Willingness to perform required tasks as needed.
- High school diploma or equivalent required.
- Ability to work on-call, including after-hours and weekends when necessary.
- Strong multitasking skills, organization, and ability to meet deadlines.
PHYSICAL REQUIREMENTS:
- Must be capable of lifting and carrying objects weighing up to 50 lbs. regularly and up to 100 lbs. occasionally.
- Requires the ability to stand, bend, stoop, squat, and kneel for extended periods.
- Must be able to safely climb ladders and stairs as part of daily tasks.
WORKING CONDITIONS:
- This is a hands-on role that combines physical work with occasional office responsibilities.
- Significant time will be spent outdoors, with exposure to varying weather conditions and elements
