JOB SUMMARY:

Apartment Management Professionals (AMP) is seeking an energetic, self-motivated, and professional Leasing Manager to join our team. In this role, you will oversee and train Leasing Specialists, ensuring that leasing activities are completed efficiently and in compliance with company standards. You will be responsible for engaging with prospective residents, understanding their needs, and matching them with the perfect apartment. Additionally, you will stay informed about market trends and competitor activity, provide suggestions for rate adjustments, and manage leasing reports and advertising. ESSENTIAL FUNCTIONS:

  • Supervise and provide training to Leasing Specialists, ensuring effective performance and skill development.
  • Audit leasing files for compliance, ensuring all necessary documentation and checklists are completed before submission to the Community Director.
  • Stay up-to-date with local competitors and market trends, providing recommendations on potential rate adjustments or concessions to management.
  • Complete and maintain leasing activity reports to track performance and success.
  • Greet prospective residents, providing information about the property and addressing questions, highlighting features and benefits.
  • Foster a professional, friendly, and approachable demeanor when interacting with prospective residents, current tenants, and colleagues.
  • Assess prospects’ needs, preferences, and budgets to identify the best housing options.
  • Promote leasing specials, discounts, and offers to attract prospective residents.
  • Submit weekly prospect reports to the Community Director, summarizing key insights and progress.
  • Maintain a closing ratio of at least 33%.
  • Ensure online advertising is updated daily to reflect current pricing, availability, and promotions.
  • Track and maintain a daily engagement score of 90-100% in Knock, ensuring high responsiveness.
  • Research local market conditions to remain competitive and knowledgeable about industry trends.
  • Ensure vacated units are promptly cleaned, staged, and ready for viewings by prospective residents.

Requirements

SKILLS AND QUALIFICATIONS:

  • Previous experience as a Leasing Agent for 2 years preferred.
  • High School Diploma or equivalent required; bachelor's degree preferred. 
  • Highly developed written and oral communications skills, including the ability to communicate across digital platforms and in-person. 
  • Proven record of accomplishment as a successful salesperson.
  • Strong interpersonal skills to build relationships with a broad range of stakeholders. 
  • Proficient with Microsoft Office and related software required. 
  • Experience with Resman property management software preferred. 
  • Able to multitask, stay organized and meet deadlines. 

PHYSICAL DEMANDS:

  • Ability to stand for extended periods, bend, stoop, squat, kneel, and lift over 20 pounds.
  • Occasional property tours with prospective residents as needed.

WORKING CONDITIONS:

  • General office conditions.   
  • Exposure to weather conditions when walking and working on the property
