Custodial Project Manager
Salary: $40,000/year
Schedule: Full-Time | Onsite | Hours vary as needed
Position Overview
We are seeking a hands-on Custodial Project Manager to lead and oversee daily operations across assigned sites. This role is responsible for supervising custodial teams, maintaining strong client relationships, and ensuring all services meet or exceed expectations.
The ideal candidate is a proactive leader who thrives in a fast-paced environment, is detail-oriented, and committed to delivering high-quality results.

Key Responsibilities
Operations & Team Leadership
Direct and supervise custodial staff, including Group Managers and Quality Control Managers
Coordinate daily and periodic cleaning schedules
Allocate work responsibilities effectively across team members
Ensure staff maintain a professional appearance at all times
Maintain appropriate staffing levels (including hiring, onboarding, and terminations)
Client & Communication Management
Serve as the primary point of contact for School District clients
Address client concerns and communications on a 24/7 basis as needed
Travel to client locations to ensure satisfaction and service quality
Quality Control & Compliance
Ensure all contract specifications are consistently met
Conduct daily inspections of recurring work
Perform scheduled and unscheduled quality control inspections
Customize and manage the quality control (QC) program
Provide inspection reports and documentation upon request
Administrative & Reporting Duties
Maintain accurate project documentation (work orders, supply requests, inspections, schedules, etc.)
Review logs, reports, and supply requests
Manage project budgets and inventory
Prepare and submit reports to the School District and corporate headquarters
Equipment & Facility Oversight
Coordinate equipment, materials, and supply distribution
Manage preventative maintenance programs for equipment
Ensure facilities are secure and energy-efficient after work completion (e.g., doors locked, lights off)
Training & Development
Lead all training programs for new and existing employees
Provide hands-on instruction and correct performance deficiencies
Maintain detailed training records (online, classroom, and onsite)
Training Topics Include
Chemical usage and safety
Tools and equipment operation
Dusting and spot cleaning techniques
Restroom cleaning, disinfection, and supply replenishment
Carpet care
Hard surface floor care
VCT floor stripping and waxing
Spray buffing and burnishing
Workplace safety
Building security
Additional Responsibilities
Ensure contract compliance and service excellence across all sites
Communicate key updates and operational needs to corporate leadership
Support continuous improvement in cleaning standards and processes

QualificationsRequirements
- Must have at least five years janitorial management experience in the K-12 environment.
- Adhere to dress code, appearance is neat and clean.
- Report to work on time and as scheduled.
- Wear identification while on duty.
- Represent the organization in a positive and professional manner at all times.
- Comply with all organizational policies and standards regarding ethical business practices.
- Communicate the mission, ethics and goals of the organization.
- Participate in performance improvement and continuous quality improvement activities.
- Attend regular staff meetings and trainings.
- Strong communication skills, highly-skilled in typing, writing, grammar, punctuation, and oral communication
(which means speaking clearly and correctly on the telephone)
- Good judgment, punctuality, initiative, a good work ethic and time management skills
- Must possess extensive knowledge of Microsoft Word, Excel and Outlook
- Interpersonal skills and client relations are of paramount importance
- Must be highly organized and able to keep track of multiple projects.
