The Roving Maintenance Technician will report directly to the Area Maintenance Manager and will be responsible for ensuring the upkeep and functionality of multiple properties across the assigned area. The Roving Maintenance Technician will work as a part of our team to ensure that the properties assigned are maintained in the best physical condition possible.

Maintenance

Work Orders: Complete daily maintenance work orders at various properties, ensuring all tasks are completed efficiently and up to company standards.

Unit Turns: Manage and complete the turnover of vacant units, preparing them for new tenants.

Pre-Inspections & Repairs: Conduct pre-inspections and address any required repairs or maintenance for properties prior to tenant occupancy.

Vacation and Leave Coverage: Cover for maintenance technicians who are on leave or vacation, ensuring continuous support for all properties.

Special Requests: Assist with any additional maintenance or repair tasks as directed by the Area Maintenance Manager.

Conducting regular inspections of properties and ensuring the upkeep and maintenance of all properties. Prepare properties for inspections by regulatory agencies.

Troubleshoot and diagnose equipment malfunctions. Repair equipment or cause the equipment to be repaired by a vendor or outside contractor, in accordance with Abode Communities policies and procedures and ensure all maintenance techs are following these procedures.

Inspect building equipment per established specifications to ensure safe and reliable operation. Establish and update the process and procedures for maintenance staff to maintain all appropriate equipment inspection logs and maintenance equipment supplies (spare parts) inventory, as required. Monitor inventory of materials and equipment.

Perform property maintenance and repairs including, but not limited to, electrical, plumbing, HVAC, plastering, painting, carpentry and mechanical.

Support the janitorial staff as needed to ensure the best physical condition of the properties.

Special Projects

Assist with any additional maintenance or repair tasks as directed by the Area Maintenance Manager.

Travel Requirements

The Roving Maintenance Technician is required to travel to various properties daily.

Reliable transportation is necessary for this position.

Equivalent Education, Experiences, Skills, Knowledge, and Abilities:

Minimum of five (5) years general maintenance experience (plastering, painting, advanced plumbing, electrical, HVAC and carpentry).

Strong technical skills in property maintenance, including HVAC, plumbing, electrical, and carpentry.

Ability to read, write and speak in English.

Ability to work well with others.

Ability to communicate effectively with people from diverse cultures and backgrounds.

Excellent time management and organizational skills.

Effectively manage and solve practical problems and effectively handle situations with limited instructions.

Valid California driver's license and availability of an insured vehicle to travel within Abode Communities service area.

Ability to work independently and travel between properties as required.
