A DAY IN THE LIFE OF A PROPERTY CONDITION ASSESSOR / INSPECTOR

As a Property Condition Assessor/Inspector at Tribal One Architecture & Engineering, your primary role will be traveling to locations throughout the U.S. (typically one week to two weeks at a time), to visit in- and out-of-state sites to evaluate the condition of building structural elements, mechanical systems, grounds, and other property features, and documenting existing inventory and/or observed deficiencies. Sites may include residential, military, or other government operations and facilities. This role requires 3 or more years of prior experience performing inspections, with some amount performed at multi-family properties specifically.

With an agile team supporting you, you will perform field work to collect data on property conditions, including inspecting, measuring, categorizing, photographing, and reporting property elements efficiently and accurately. You will record property condition information and enter it into software tools in accordance with provided resources and guidelines.

You will interact with site personnel, property managers, and maintenance staff, along with other members of the project team; communicate effectively in verbal and written form with administrative staff, appraisal staff,

supervisors, and managers, including establishing and maintaining effective working relationships with supervisors, other employees, governmental agencies, professionals, and the public.

When not actively performing inspection assignments, you will be responsible for assisting project staff with quality control reviews, cross training, and contributing to various other projects and assignments our teams are serving. Because our work is project‑driven, your daily responsibilities may change depending on the projects we take on and the needs of the broader organization. Additional duties may be assigned as determined by management depending on the project or the office requirements.

You must be able to work independently in an efficient and organized manner and consistently meet deadlines and goals. You will have abundant opportunity to utilize and develop your professional skillset, and you will not be bored!

 

QUALIFICATIONS FOR A MULTI-FAMILY PROPERTY CONDITION ASSESSOR / INSPECTOR

· Minimum Education or Professional Certification Requirements as detailed below.

· Three (3) years of experience performing physical inspections.

· Basic knowledge of computer skills, including MS Office applications, email, and file management.

· Ability to manage multiple tasks, stay organized, and complete assignments in a timely, accurate manner.

· Ability to travel out of state up to 70% of the time.

· Required to read reference guides and maps, and operate a computer, tablet and/or cell phone.

· Requires visits to facilities, negotiating uneven terrain, bending, kneeling, and climbing stairs during on-site inspections.

· Ability to pass a government background check.

· US citizenship.

· Valid driver's license.

Professional Certifications, Registrations, Education, or Training

To qualify for the position of Property Condition Assessor/Inspector, you must possess or have successfully completed ONE of the following current professional certifications, registrations, or training programs:

· Bachelor of Science degree or 2-year Associate Degree program in engineering, architecture, construction management, historic preservation, construction/building science, or building facilities management.

· Common ground University's Property Condition Assessment online course offered by EDR.

· The Mortgage Bankers Association (MBA) Property Inspection Risk Management course offered by the MBA.

· Real Estate Assessment Center ("REAC") for the Department of Housing and Urban Development ("HUD") as a Certified Home Inspector.

· Building Performance Institute (BPI).

· American Society of Home Inspectors ("ASHI").

· International Association of Certified Home Inspectors ("InterNACHI").

· At least 12 years assessing multifamily properties and preparation of ASTM E2018 compliant reports.

· Or other Fannie Mae approved professional certifications, registrations, or training.

 

PHYSICAL REQUIREMENTS (as required by OSHA and ADA):

· Ability to lift and carry heavy equipment and materials.

· Comfortable working in various environments, including heights, confined spaces and outdoor

· settings.

· Manual dexterity and hand-eye coordination are necessary Must be able to lift 50 pounds.

· Climbing, ascending or descending ladders, stairs, ramps.

· Can access roofs, crawl spaces and all construction areas.

· Maintaining body equilibrium to prevent falling, walking, standing or crouching on narrow, slippery,

· or erratically moving surfaces.

· Must be able to occasionally stand, stoop, kneel, crouch, or crawl; and is frequently required to walk.

· Hearing sounds at normal speaking levels with or without correction.

· Specific vision abilities include close, distance, color, peripheral, depth perception and the ability to

· adjust focus.

· May require working in various weather conditions
