Candidates must have extensive experience in operational real estate management, specifically within the living sector (BTR) and affordable housing. Strong technical knowledge of real estate operational aspects and the ability to report business performance at a senior level are required.

Full job description

We are seeking an experienced Asset Manager to drive strong business outcomes across a growing, mixed portfolio of predominantly Build-to-Rent (BTR) assets, alongside selected commercial properties and affordable homes acquired by PIC’s FPRP, Verda Living. This role plays a key part in enhancing asset performance, delivering value for policyholders, and ensuring positive outcomes for residents while protecting the Company’s brand and market reputation

Specific accountabilities assigned to the role of Asset Manager within PIC Capital:

  • Takes ownership of the oversight and governance of the third party Managing Agent/s (MA), monitoring performance, making day to day operational decisions as well as long term strategic decisions.
  • Responsible for conducting regular meetings with the MA to review asset performance, whilst keeping accurate records of such meetings, the outcomes, and overseeing any actions through to conclusion in a timely manner.
  • Provide excellent oversight of the MA performance to ensure it is in line with the Property Management Agreement, by directing the MA on day to day operational matters.
  • Manage stakeholder relationships including local authorities, regulators, lenders, community groups, and development partners.
  • Ensure ongoing compliance with regulatory frameworks, consumer standards, rent-setting regimes, and funding conditions across the asset base.
  • Lead responses to regulatory reviews, audits, inspections, and in-depth assessments, coordinating internal teams and external advisers.
  • Drive social impact outcomes, balancing affordability, quality of homes, and resident wellbeing.
  • Prepare and implement comprehensive strategies to enhance asset performance, that demonstrate sound analysis and recommendations of the management information provided by the MA .
  • Works in partnership with the Building Safety Lead to ensure H&S related risks are minimised.
  • Effectively collaborates with Resident Experience Manager to ensure customer satisfaction is at the heart of decision making.
  • Accountable for maintaining and updating the risk register for each asset, maintaining compliance of our risk framework and our regulatory requirements.
  • Takes ownership of reviewing and, where necessary, presenting for approval any capital expenditure projects.
  • Responsible for updating EIC and the relevant Board on asset performance through the preparation of comprehensive internal and committee reports reflective of the intended audience.
  • Takes ownership for their own learning and development in both technical (e.g. real estate and living sector) and non-technical (self-insight and relationship management) skills of PIC Capital.
  • Keeps informed of industry trends, market developments, regulatory changes in the public and private sectors, as well as best practices related to Real Estate by attending industry seminars, reading and sharing relevant published articles

Knowledge

  • Good technical knowledge of the operational aspects of real estate assets especially BTR
  • Established knowledge across real estate sectors
  • Expert knowledge of the living sector and good knowledge of commercial real estate
  • Knowledge of affordable housing policy, regulation, and funding structures (e.g., subsidies, tax credits, housing grants).

Experience

  • Experience in developing and delivery operational asset business plans
  • Experience of reporting business performance at a senior level
  • Extensive experience of managing operational real estate
  • Preferred experience of affordable housing and some experience of commercial real estate
