Description
- Drive Builder Satisfaction — Proactively communicate project status to builders and the Area Manager. Anticipate issues, surface them early, and resolve problems before they reach escalation. Builder experience on assigned communities is the FM's output.
- Own Monday.com — Maintain all assigned lots in real time. Create, update, and close work order subitems with accuracy and timeliness. Monday.com is the system of record; the FM is the field author. Outdated boards are a performance gap, not an administrative miss.
- Manage Materials — Order, receive, and spot-check on-site inventory across all active lots. Flag variances and prevent overages or shortages before they disrupt scheduling.
- Walk Lots — Physically assess each lot at every phase of the build cycle. Document progress, quality, and punch items. Do not call a phase complete without walking it.
- Recruit Subcontractors — Build and maintain an active crew pipeline for assigned communities. Identify qualified candidates and move them through the Brightline clearance and onboarding process without gaps in crew availability.
- Onboard Subcontractors — Orient new crews to Brightline's safety requirements, operational processes, and tool expectations before they execute on a live lot. Confirm readiness before assigning work.
- Schedule Subcontractors — Coordinate timing and sequencing of crew assignments across all active communities. Ensure crews are available, prepped, and on-site to hit phase milestone dates.
- Direct Subcontractors Daily — Assign work, provide real-time direction, deliver performance feedback, and resolve field-level issues. Preventable problems that reach the Area Manager are a field management failure.
- Accountable for Paint Scope Outcomes — 1099 crews perform the work. The FM owns the quality, completion, and timing result on every paint scope in assigned communities.
- Accountable for Drywall Scope Outcomes — 1099 crews perform the work. The FM owns the quality, completion, and timing result on every drywall scope in assigned communities.
- Maintain Quality Standards — Conduct phase inspections on every lot. Minimize callbacks through rigorous pre-completion inspection. Enforce the Brightline quality standard before calling work complete; do not pass defects forward.
- Enforce Jobsite Safety — Ensure all on-site crew members operate in compliance with site safety requirements at all times. Address unsafe conditions or behaviors immediately; do not defer to the Area Manager for preventable hazards.
- Manage Backcharges — Identify scope discrepancies in the field. Document with specificity — what was missed, when, and by whom — and submit for processing in a timely manner. Flag pattern issues to the Area Manager to prevent recurrence.
