The Area Maintenance Manager leads the company’s Maintenance function within a Matrix Organizational Structure. This role oversees all Maintenance personnel, including Area Maintenance Leads, Maintenance Technicians (I-III), and Maintenance Coordinators. They ensure the safe, efficient, and high-quality operation, repair, and preventive maintenance of all SCS-owned and managed properties. **Job Duties include:** * Leading and developing a high-performing maintenance organization. * Defining and enforcing Standard Operating Procedures (SOPs). * Establishing measurable KPIs. * Operating within the Maintenance/Property Management collaboration model. * Directing day-to-day maintenance operations. * Developing and overseeing preventive-maintenance programs. * Monitoring vendor performance. * Implementing safety protocols. * Administering and utilizing Maintenance Management Systems. * Preparing, tracking, and managing departmental budgets. * Approving purchase orders, vendor invoices, and maintenance expenditures. * Reviewing and analyzing maintenance data. * Managing inventory. * Generating weekly and monthly maintenance performance reports. **Requirements include:** * Associate’s degree or equivalent in education and experience in Facilities Management, Construction Management, or Business Administration. * Valid Wisconsin driver’s license. * OSHA 10 or 30 Certification (required or obtainable within 90 days). * Technical certifications (HVAC, EPA 608, Plumbing, Electrical, etc.) preferred. * Minimum 10 years of progressive maintenance, construction, or property operations experience, including 5+ years in a supervisory or management capacity. * Proven experience managing multi-site maintenance teams. * Demonstrated success in budgeting, scheduling, vendor management, and KPI-based performance measurement. * Strong knowledge of building systems and preventive maintenance programs. * Strong leadership and mentoring skills. * Expert understanding of plumbing, HVAC, electrical, and carpentry systems. * Excellent communication, analytical, and problem-solving skills. * Proficiency in Microsoft Office Suite and CMMS systems (AppFolio preferred). * Ability to navigate conflict resolution and align departments around shared objectives. * Strong organizational skills with attention to detail and multi-tasking capability.
