StudioLabs
StudioLabs are curated, turn-key innovation environments for hyper-growth life science companies. Whether you are a new company, an established player, or a company looking for a satellite location, StudioLabs was built for innovation users who are seeking to do science on Day 1. With shorter lease terms and a dedicated concierge team, we work collaboratively with companies to help the transition into new workspaces and offer ongoing support as companies evolve and reach milestones.
Each StudioLabs suite ranges between 5,000 to 15,000 RSF and offers private turn-key lab and office workspaces for focused work, while shared collaboration zones offer enhanced community and connections with peer companies. Each suite comes with dedicated office spaces (open and private offices or huddle room); fully functional wet lab spaces with dedicated lab support rooms (BSL-2 Tissue Culture or equipment space); lab utilities (RO/DI, Vacuum, backup generator) and a starter lab equipment package. In addition, companies get access to common autoclave/glass wash, shipping and receiving services, and a common lab equipment room for backup cold storage. The Role
We are seeking a Laboratory Operations Specialist for our StudioLabs location in Oxford. Reporting to the Property Manager, the Laboratory Operations Specialist will have primary responsibility for the daily operations of the facility, managing the office and laboratory requirements for its clients/tenants, as well as providing property management support.
Responsibilities
Daily Property & Lab Operations
- As part of the Breakthrough Asset Services team, work with clients within the StudioLabs facility on daily operational needs.
- Foster a positive tenant experience by proactively responding to operational requests and coordinating solutions across internal teams, vendors, and service providers.
- Act as the primary interface between the tenants for scheduling the use of all shared equipment.
- Act as concierge and operations point of contact for all visitors to StudioLabs.
- Serve as the primary operational contact for tenant requests and day-to-day facility support needs
- Support tenant equipment installations and coordinate operational requirements for laboratory equipment.
- Conduct tenant orientations and onboarding as needed, safety training, and maintain access controls.
- Facilitate building and suite access, via fobs and access cards. Implement technology solutions for visitor management and room bookings.
- Coordinate operational readiness activities for new tenant move-ins, laboratory setup, and onboarding processes.
- Perform other property management functions required of the position and/or assigned project(s).
Facilities
- Implement and maintain laboratory safety, training, chemical inventory, audit, permit, and hazardous waste programs in partnership with Property Management and Scientific Operations teams, ensuring compliance with established standards and procedures.
- Coordinate facilities repairs and routine maintenance on shared equipment and be a resource for client-tenant requests.
- Coordinate third-party service providers, including equipment vendors, waste contractors, maintenance providers, and laboratory support services to ensure uninterrupted operations.
Compliance
- Coordinate preventative maintenance schedules and vendor service activities for shared laboratory and office equipment.Maintain Certificate of Insurance management for all vendor partners and client companies.
Finance
- Accounts Payable – Facilitate processing of invoices utilizing applicable systems.
- Accounts Receivable – Facilitate accounts receivable processes, in accordance with lease terms.
- Assist in the preparation of the periodic financial reports.
Community & Events
- Assist with client experience programming and events in accordance with the annual property budgets.
- Manage contact lists, meeting agendas, and general communications to client companies including property specific information and holiday schedules.
Qualifications
- 3+ years of experience in laboratory operations, facilities coordination, scientific workplace management, or a related operational role
- Experience in setting up a new lab is a plus.
- Prior wet lab bench experience is preferred.
- Familiarity with the life science industry and local ecosystem.
- Familiarity with office management duties, including inventory management, supplies
- Working knowledge of UK laboratory health and safety requirements, including COSHH, risk assessments, hazardous waste management, and HSE guidance, is preferred.
- Ability to work in a fast-paced environment, multi-task, and prioritize effectively.
- Strong verbal and written communication skills to interact with individuals at all levels, provide guidance, and great customer service.
- Must be detail-oriented, organized, and able to consistently deliver timely and accurate results.
- Onsite presence is required.
