Position Context
The Nice Centre Hotel is a centrally located, full-service hotel currently operated as an independent (white label) property. Following a Property Improvement Plan, the hotel will be repositioned and reopen as a Tribute Portfolio hotel - Marriott International’s soft brand for independent-spirited, design-led hotels - in the first half of 2027.
The General Manager is appointed by the Owner and accountable to the Asset Manager. The role combines two distinct mandates:
(i) leading the conversion programme, brand integration and pre-opening through to a successful brand launch, and
(ii) operating the hotel post-opening to deliver brand standards, guest experience, owner returns and the asset-level business plan.
This is a high-visibility role suited to a commercially minded, conversion-experienced GM who can balance Marriott brand discipline with the entrepreneurial, distinctive personality that defines Tribute Portfolio.
Key Responsibilities - Pre-Opening & Conversion (through H1 2027)
Conversion programme
• Act as the Owner’s on-site lead during the PIP and conversion, working alongside the Asset Manager, project manager, designers and Marriott’s opening team.
• Track scope, programme and budget for the FF&E, OS&E and capex works; flag variances early and propose mitigation.
• Manage the Transition Services Agreement (TSA), HMA/Franchise Agreement obligations and the relationship with Marriott’s opening services, brand, technology and revenue teams.
• Oversee the implementation of all Marriott systems (PMS, MARSHA/Reservations, Empower, GXP, mFOSSE/Opera, HotSOS, loyalty integration to Marriott Bonvoy, etc.) on time and to standard.
Brand & concept
• Translate the Tribute Portfolio brand framework into a distinctive, locally rooted hotel narrative - design language, F&B concepts, guest journey, voice and tone - that earns brand approval and differentiates the hotel on the Riviera.
• Lead F&B repositioning in partnership with the Owner and any third-party operator, including outlet concept, menu engineering and pricing strategy.
• Champion sense of place: integrate Niçois culture, cuisine and craft into the guest experience in a way that is genuine rather than decorative.
Pre-opening team & commercial set-up
• Deliver brand training, service standards certification and Marriott Bonvoy enrolment programmes prior to launch.
• Define the commercial plan with the DOSM and Marriott’s above-property revenue and sales teams: segmentation, rate strategy, channel mix, key account ramp-up, MICE pipeline.
• Lead the launch and PR strategy, including media, influencer, OTA and trade-show presence, alongside Marriott’s brand marketing.
Key Responsibilities - Operational (Post-Opening)
Financial performance & owner returns
• Hold full P&L accountability against the annual business plan; deliver agreed GOP, EBITDA, RevPAR Index (RGI) and TRevPAR Index targets.
• Drive flow-through and productivity through disciplined cost management, manning controls and procurement compliance.
• Lead the annual budget, monthly forecast, capex plan and long-range plan in conjunction with the Director of Finance and Asset Manager.
• Provide transparent, timely and decision-useful reporting to the Owner and Asset Manager, including monthly operating reviews and quarterly business reviews.
Languages & qualifications
• Fluent French and English (written and spoken) are essential; a third European language (Italian, German, Spanish) is a plus.
• Hospitality management degree or equivalent (EHL, Glion, Vatel, Cornell or similar) preferred.
• Right to work in France
Commercial & revenue
• Own the commercial strategy across rooms, F&B, and ancillary revenues; ensure the hotel maximises Marriott.com, Bonvoy and direct channels while managing OTA dependency.
• Position the hotel competitively within its defined comp set; chair weekly revenue strategy meetings.
• Build and maintain relationships with key corporate, leisure, MICE, luxury travel and consortia accounts on the Côte d’Azur and in feeder markets.
Brand standards & guest experience
• Deliver and exceed Tribute Portfolio brand standards (BSA, GuestVoice, brand audit) and all Marriott compliance requirements (LSOP, food safety, data privacy, ESG).
• Personally engage with guests; own the response to GuestVoice, TripAdvisor, Google and OTA feedback and translate it into operational improvement.
• Maintain the property in show condition and protect the asset through a disciplined planned-preventative maintenance and capex renewal programme.
People & culture
• Build a high-performing, engaged team; deliver target Engagement (eSat) and turnover metrics.
• Lead succession planning, talent development and internal mobility in line with Marriott’s talent framework.
• Ensure full compliance with French labour law, the HCR convention collective and Works Council (CSE) obligations; partner with HR on social dialogue.
Risk, compliance & sustainability
• Ensure compliance with all French and EU regulations (health & safety, ERP fire safety, GDPR, taxe de séjour, accessibility, food safety / HACCP).
• Embed Marriott’s Serve 360 sustainability commitments into operations and reporting.
• Manage insurance, crisis response and business continuity in coordination with the Owner and Marriott.
Owner & Asset Manager Interface
This role operates within an active asset management framework. The General Manager is expected to:
• Treat the hotel as an investment, not just an operation - understand the Owner’s hold strategy, return targets and value drivers.
• Engage constructively with the Asset Manager on strategy, capex prioritisation, brand negotiations and benchmarking; provide full transparency on data and decisions.
• Proactively surface opportunities to enhance NOI, asset value and exit positioning (revenue management, cost base, space productivity, capex returns).
• Manage the brand relationship in the Owner’s interest, including HMA/Franchise compliance, fee reconciliation and brand-driven capex requests.
Candidate Profile
Experience
• Minimum 8–10 years in senior hotel leadership, including at least 3 years as a General Manager or Hotel Manager / Resident Manager of a 4–5 star, full-service or lifestyle/upper-upscale property.
• Demonstrable experience leading a hotel conversion, rebranding or pre-opening - ideally with Marriott (Tribute, Autograph, Luxury Collection) or a comparable soft brand (Curio, MGallery, Unbound, JdV).
• Strong track record of delivering owner returns under an HMA or franchise structure and reporting into a sophisticated owner / asset manager.
• Proven F&B credentials in destination markets where F&B is a meaningful share of revenue and brand.
• Experience operating in France or another EU jurisdiction with comparable labour and regulatory complexity is strongly preferred; familiarity with the Côte d’Azur market is an advantage.
Skills & competencies
• Commercially fluent: comfortable with P&L, USALI, RGI/TRGI, flow-through, capex IRR and brand fee mechanics.
• Conversion delivery: PIP management, brand standard implementation, Marriott systems integration.
• Strong leadership presence; able to recruit, develop and retain talent in a competitive market.
• Politically astute - navigates Owner, Asset Manager and brand stakeholders with credibility and tact.
• Hands-on, visible operator who personally knows guests, team and key partners.
