As a Maintenance Supervisor, your priority is YOUR RESIDENTS and YOUR TEAM!  You will oversee the daily operations like upkeeping the grounds, making needed repairs in a timely manner, and assisting with getting vacant units in great condition for the next tenant. The goal is to keep the property running strong so that the residents are proud of where they live!


 Required Skills: 
·         Minimum of 4 years working in the apartment industry as a Maintenance Technician or above. Supervisory experience is preferred.
·         Heating, ventilation, and air conditioning (HVAC) certification is required.
·         Working knowledge of electrical, HVAC, plumbing, carpentry, pool maintenance, locks, and inventory control.
·         Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
·         Ability to write routine reports and correspondence and ability to speak effectively with tenants one-on-one and problem solve.
·         Frequently required to sit, stoop, kneel, crouch or crawl, and occasionally lift and/or move up to 25 pounds, and on rare occasions, move more than 100 pounds. 


Job Description:
·         Responsible for scheduling work orders, responding to them within 24 hours, and ensuring follow-up calls are made.
·         Responsible for planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; address complaints and resolve problems.
·         Responsible for interviewing, screening, and making recommendations for the hiring of any potential service or grounds personnel.
·         Responsible for the subsequent training of all service and grounds personnel.
·         Responsible for the research and evaluation of all current and potential products used in the maintenance and upkeep of the property.
·         Responsible for the scheduling of product review appointments in such a manner as to avoid “drop-in” sales calls.
·         Responsible for the scheduling, performing preventative maintenance, and direct supervision of all in-house and/or vendor work.
·         Responsible for the inventory, ordering, and delivery of all necessary supplies and equipment for the maintenance and grounds departments under the direction and approval of the Community Director.
·         Responsible to incorporate the “best practices” theory when selecting vendors and products
·         Responsible for being available to work on an on-call basis.
·         Assisting in the disciplinary or promotional recommendations required for all service and grounds personnel.
·         Responsible for ensuring OSHA (Occupational Safety and Health Act) standards and company safety policies are followed at all times.
·         Responsible for ensuring all maintenance personnel are complying with Fair Housing Guidelines.
·         Responsible for reporting any unusual and/or extraordinary circumstances regarding the property or residents.
·         Responsible for supply and upkeep of all tools and maintain perpetual inventory of maintenance supplies and parts.
·         Analyzes and resolves/assists workers in solving work problems.
·         Initiates/ suggests plans to motivate workers to achieve work goals.
·         Responsible for ensuring the required uniforms and professional appearance for all service and grounds personnel at all times.
·         Responsible for thorough knowledge of Axia Residential's Policies and Procedures and Community Policies.
·         Preventive Maintenance Program: Ensure a monthly calendar is in place and follow through on monthly goals.
·         Responsible for seeking educational opportunities and self-improvement for personal growth and development.
·         Acquire and maintain all necessary certifications and attend training courses/seminars as they enhance the position.
·         Assist team in renewal and leasing efforts and achieving financial goals.
·         Other projects and responsibilities as assigned by Management.
