About this role

WinnCompanies is in search of a dynamic Property Manager I to join our team at Granite Pointe, a 99-unit LIHTC community nestled in picturesque Oakland, CA. The property is close to major highways, shopping centers, and beautiful parks.   

In this role, you will effectively manage, market, and maintain the apartment community, meet the financial objectives of the owner and management company, and comply with all applicable regulatory standards and requirements. 

The position reports to the Regional Property Manager. Please note that the pay range for this position is $28 - $34 per hour plus an annual bonus potential. A housing discount is available. 

Job Responsibilities 

  • Collaborate with senior management to establish and review all matters related to rent.
  • Maintain optimum level of occupancy through proactive marketing.
  • Process timely and accurate move-ins, move-outs, recertifications, and renewal
  • Approve rental applications following property and agency standards.
  • Ensure all property resident files are organized, complete, and accurate.
  • Maintain compliance with all state and federal program regulations relating to the property.
  • Ensure the property and grounds are well maintained.
  • Resolve resident issues and conflicts in a timely manner and in accordance with site guidelines.
  • Prepare the property's annual budget for approval by senior management.
  • Manage timely collection and deposits of all rents and fees.
  • Hire, develop, and support new team members in accordance with Winn's Guiding Principles.

Requirements 

  • High school diploma or GED equivalent
  • Minimum of 1-3 years property management, tax credit (LIHTC) preferred
  • Less than 1 year of relevant supervisory experience
  • Excellent customer service skills
  • Experience with computer systems, particularly Microsoft Office Suite
  • Experience with RealPage property management software
  • Outstanding written and verbal communication skills
  • Ability to multi-task in a fast-paced office environment
  • Ability to work with a diverse group of people and personalities
  • Knowledge of landlord and tenant laws
  • A current driver's license in good standing and ability to meet the driving records standards outlined in the Company Safe Vehicular Operations Policy.  

Preferred Qualifications 

  • Certifications in NAHP, CPL, SHCM, CAM (MA – C3P) or CAM – RAM & ARM, CGPM – NAA or NAMA
  • Bachelor’s degree

Salary will vary based on job responsibilities and scope, geographic location, candidate’s relevant experience, and other factors.

 

The position requires a background check which includes criminal, employment verification, reference checks, credit history and drug testing due to the following job responsibilities: administration of rental applications and other resident paperwork, acceptance of rental payments, unit inspections, and processing of financial and banking data.  Due to the access to personally identifiable information contained in resident applications and files, financial systems, unit keys, as well as interaction with resident population, employment applicants shall be subject to a criminal background check.  Qualified applicants with arrest or conviction records are encouraged to apply and will be considered for employment in accordance with the LA County Fair Chance Ordinance and the California Fair Chance Act.
