Role purpose

The key purpose of the Maintenance Supervisor is to lead the seamless functioning of all operational elements through the maintenance team. The Maintenance Supervisor is responsible for managing the maintenance team to ensure the general upkeep of the centre is accomplished while still completing maintenance tasks as required, which involves routine maintenance tasks, required repairs, and implementing preventative maintenance schedules to avoid retailer and customer disruptions. This role ensures that all systems, including plumbing, electrical and HVAC, are functioning efficiently and safely. The Maintenance Supervisor is instrumental in maintaining the highest standards of safety, compliance, cleanliness, functionality and emergency preparedness through the general up-keep of the centre, contributing to a positive experience for retailers, contractors, staff and customers.

Tuesday: 9:30am - 5:30pm

Wednesday: 9:30am - 5:30pm

Thursday: 9:30am - 5:30pm

Friday: 9:30am - 5:30pm

Saturday: 6am - 2pm

Sunday: Day off

Monday: Day off

Key Accountabilities

People Leadership (if applicable)

  • Where applicable all elements of the annual performance cycle are completed by the due date (including goal setting, mid-year reviews, EOY conversations).
  • Regular 1:1’s, team meetings and development conversations conducted - minimum monthly cadence.
  • Performance issues are managed in an effective and timely manner.
  • Quarterly development conversations conducted with all team members.
  • 100% of compliance training is completed on time for team.
  • All health and safety, risk and compliance requirements are delivered across the team.
  • Responsibility for the team who complete the execution of maintenance activity within retail, commercial and residential assets on the property.
  • Demonstrated commitment to building own capability as a people leader.
  • Cultivating and nurturing talent within the team for sustained growth of direct reports.

Operational & Maintenance Accountabilities

  • Coordinate and support the presentation of the building to the highest possible standard by maintaining and servicing of centre facilities including staff toilets, loading docks, centre malls and public facilities.
  • Administer the computerised maintenance management system and issue jobs to maintenance team members.
  • Identify maintenance requirements to maintain the building to the highest possible standard.
  • Drive accountability across maintenance team to ensure maintenance jobs are completed to a high standard.
  • Compile tool and workshop supply requirements for approval and manage procurement.
  • Assist with regular centre and retailer inspections.
  • Respond to maintenance inquiries and provide support and action to repairs accordingly.
  • Manage routine maintenance and inspections on elevated work platforms and vehicles.
  • Support the operations team in coordinating works identified from centre inspections.
  • Compile monthly job completion statistics.
  • Support with the safety of asset occupants through the centre emergency management procedures including operating all emergency management equipment if required and maintaining thorough asset knowledge to support emergency services.

Experience & Capabilities

ESSENTIAL EXPERIENCE (what you have done)

  • A developing leader with a track record of achieving positive outcomes through others.
  • Experience managing building services through trade experience.
  • Demonstrate an ability to deliver projects and maintenance on time and on budget.
  • Ensure an awareness of a risk register and H&SE requirements.
  • Demonstrated understanding of warden responsibilities and confident with managing emergency situations.
  • Background in trade with appropriate qualification.

CRITICAL KNOWLEDGE (what you need to know)

  • Demonstrated understanding of contractor management through the issuing of permits and assistance if required.
  • Demonstrate an understanding of a planned and ad-hoc maintenance program.
  • Demonstrated understanding of administrative duties.
  • Demonstrate an interest to maintain industry-based knowledge to stay abreast of technical information and opportunities appropriate to the role.
  • Knowledge of safety regulations and standards to ensure a safe environment for staff, tenants, and customers.
  • Proficiency in various maintenance tasks, including plumbing, electrical work, HVAC systems, and general repairs.
  • Ability to develop and implement preventive maintenance schedules to avoid breakdowns and ensure the longevity of equipment and facilities.
  • Strong problem-solving skills to quickly address and resolve maintenance issues as they arise.
  • Effective communication skills to coordinate with other departments, contractors, and tenants.
  • Excellent time management skills to prioritise tasks and manage multiple maintenance activities simultaneously.
  • Keen attention to detail to identify potential issues and ensure high standards of cleanliness and functionality.
