The Role
We are looking for a full-time Resident Caretaker to service a culturally diverse community within the North Vancouver area.

Key Responsibilities

Resident Support & Communication
  • Act as a primary point of contact for residents, responding to inquiries in person, by email, and by phone.
  • Communicate regularly with the Strata Council and Property Manager regarding building operations, resident concerns, and ongoing projects.
  • Provide limited after‑hours support for urgent matters during evenings or weekends.

Administration & Building Operations
  • Perform all administrative tasks required for daily property operations in accordance with established procedures.
  • Maintain accurate records and prepare building reports.
  • Document building issues and assist with determination whether they relate to in‑suite or common property.
  • Handle bank deposits, issue Purchase Orders, assist with quotes, and track supply and equipment inventory.
  • Train and oversee caretaker coverage personnel as needed.
Maintenance & Repairs
  • Perform minor repairs in common areas and inside units, including basic plumbing, painting, woodworking, and general upkeep.
  • Assist and coordinate with contractors such as landscapers, roofers, plumbers, and window cleaners.
  • Supervise vendor performance to ensure quality and adherence to building standards.
  • Conduct seasonal maintenance, including snow removal and salting, leaf blowing, power washing, and clearing low roofs to maintain proper drainage.
Cleaning & Groundskeeping
  • Complete daily cleaning of common areas, including offices, corridors, washrooms, and outdoor walkways.
  • Maintain garbage and recycling areas, including moving bins to the curb on collection days and washing green bins quarterly.
  • Perform basic landscaping tasks such as lawn mowing, weeding, and general grounds upkeep.
  • Replace burned‑out bulbs and fluorescent tubes throughout the property.

Health, Safety & Emergency Response
  • Prepare detailed incident reports for accidents, altercations, property damage, or other significant events.
  • Respond to building emergencies on a 24‑hour basis during the workweek.
  • Ensure all common areas remain safe, clean, and accessible for residents and visitors.
Qualifications
  • 2–3 years of experience in caretaking, building maintenance, janitorial work, or related hands‑on roles.
  • Strong communication and interpersonal skills, with excellent verbal and written English; additional languages are an asset.
  • Highly organized and detail‑oriented, with the ability to maintain accurate records, contractor logbooks, and documentation.
  • Proficient with computers and able to learn new software and digital tools quickly.
  • Able to take direction, work independently, and manage multiple tasks while prioritizing effectively.
  • Demonstrated handyman abilities, including minor repairs, basic plumbing, painting, and general maintenance.
  • Physically capable of lifting 30–50 lbs, bending, reaching high and low areas, and performing manual labour as required.
  • Holds a valid driver’s license; Class 5 license and personal vehicle preferred.
  • Reliable, honest, responsible, and able to adapt to unexpected situations with professionalism.
Salary and Benefits:
  • $30-32 per hour, depending on experience
  • Option of participating in a health insurance benefits plan after 6 months
  • Cleaning supplies & equipment available on-site
