In this role, you'll:

 

You’re the strategic voice behind a high profile commercial and retail property portfolio and the person who sees the bigger picture and shapes how these assets evolve.

 

Instead of handling the day to day property management yourself, you take on the strategic role guiding and influencing the teams who do, providing clear direction to both internal staff and external property managers so the portfolio performs at its best.

 

Most of your work centres on retail tenancies at train stations, commercial spaces, and revenue generating leases and you know how to get the most out of them. You naturally think like a landowner: What’s the long term potential? Where are the opportunities? How do we add value? Because you understand that every small decision, every lease negotiation, every utilisation improvement ultimately shapes how thousands of people experience these places every day.

 

You thrive in environments where there’s clear opportunity for growth and improvement. In this role, you’ll help elevate a portfolio that’s ready for fresh thinking spotting opportunities, bringing new ideas, challenging the status quo, and working with others to move meaningful enhancements forward. Through your briefings, strategic direction, and oversight of performance, you influence real change and unlock value that’s been waiting to be realised.

 

You’re part of a small, tight knit team inside a much larger organisation. Here, you’re trusted, your expertise is valued, and you operate with full accountability just like an owner would. You collaborate with people who’ve spent decades in property across various asset classes in the private sector, and together you share knowledge, test ideas, and support each other to deliver the best outcomes for the portfolio and the community it serves.

About you

 

You’re someone who brings depth, confidence, and genuine commercial savvy to property management. With experience working across retail and commercial assets ideally on the owner’s side or within a large consultancy or real estate firm supporting major landlords you understand exactly what it takes to maximise the value of a portfolio, not just maintain it.

 

You’re comfortable advising on the tough stuff: leasing strategies, valuations, procurement decisions, contract structures, maintenance considerations, and commercial risk. You’ve developed a sharp instinct for what makes a property work financially and operationally, and you use that instinct to shape decisions that build long term value.

 

You’re also someone who naturally builds strong, productive relationships. Working with internal teams, external service providers, government partners, and stakeholders is second nature to you.

 

Because you understand the numbers as well as the operations, you’re confident analysing occupancy, utilisation, maintenance data, and financial performance turning metrics into insights and insights into action. You can spot where things aren’t performing, you know why, and you know what needs to happen next.

 

Your background comes with solid foundations a property or real estate qualification, or meaningful professional experience. But what really sets you apart is your mindset. You think like an owner. You take accountability. You care about creating improvement, not just maintaining the status quo. And you want to use your experience to influence a portfolio that has real visibility and impact in the community.
