PURPOSE: 

Through ownership and stewardship, we create, maintain and provide quality physical environments that support living, learning and working for people with developmental and mental health diagnoses, in a cost-effective manner, helping to ensure the present and future wellbeing of our clients and workforce.

Under the supervision of the Senior Director, Capital Projects, the Director of Capital Projects will be responsible for the overall planning, organizing and management of all capital projects. A person in this role is considered “Essential Personnel” for the agency. Experience should include time worked in service-related industries such as education, hospitality, commercial / residential property, not for profit, healthcare etc.

POSITION OVERVIEW:

The Senior Construction Manager, Capital Projects is responsible for the day-to-day oversight of capital project job sites. This role ensures that all projects—whether newly initiated or evolving from complex operations—adhere to agency, city, and state standards. Working closely with the Director, Capital Projects, the Senior Manager will lead property visits, conduct quality and safety inspections, and oversee the field performance of contractors. Candidates must demonstrate a proven track record with a minimum of six completed and verifiable projects, each valued at over $3 million, and possess a solid background in Superintendent or Field Project Management responsibilities.

KEY ESSENTIAL FUNCTIONS: 

  • Field Site Oversight: 
    • Conduct regular, scheduled job site visits for each capital project to ensure adherence to agency, city, and state standards.
    • Transition operational projects into capital projects as conditions warrant, performing on-site assessments throughout the process.
  • Compliance & Quality Assurance: 
    • Verify that all capital work complies with approved proposals, contracts, and regulatory requirements.
    • Monitor safety procedures and ensure that quality control measures are consistently met on-site.
  • Project Monitoring & Reporting: 
    • Track project progress, including milestones, budgets, and timelines.
    • Prepare comprehensive site visit reports and escalate issues to the Director, Capital Projects as necessary.
  • Stakeholder Collaboration: 
    • Serve as the primary field liaison between project the Capital Projects team, contractors, and other relevant stakeholders.
    • Utilize field project management experience to offer guidance, troubleshoot challenges, and optimize contractor performance.
  • Standards & Best Practices Implementation: 
    • Maintain an up-to-date understanding of agency, local, and state standards as they relate to capital projects.
    • Implement and uphold best practices from Superintendent and Field Project Management roles to enhance project outcomes.

EDUCATIONAL and EXPERIENCE REQUIREMENTS: 

  • Must have a minimum of a high school diploma, or equivalent.
  • Prefer the successful completion of a course in construction management.
  • OSHA 30 or better.
  • Must have a valid driver’s license
  • Project Experience: 
  • Successfully completed a minimum of six verifiable capital projects, each valued at over $3 million.
  • Must be fluent in and understand construction documents and specifications and be able to confirm that construction contractors are performing appropriately.
  • Must have proven construction management skills in the renovation of residential properties with clients in occupancy. Group homes and midrise.
  • At least 5 years of progressive experience in capital project management, including extensive field or superintendent roles.
  • Field Management Skills: 
    • Demonstrated familiarity and hands-on experience with Superintendent or Field Project Management responsibilities.
  • Compliance Knowledge: 
    • In-depth understanding of agency, city, and state regulations pertaining to capital projects.

CORE COMPETENCIES:

  • Proven success in a nonprofit or community-focused organization.
  • Strong analytical and communication skills, with the ability to deliver clear, data-driven reports to senior leadership.
  • Ability to work effectively in a hybrid environment balancing office responsibilities with frequent on-site visits

Computer Skills Required:

Proficient in Microsoft Outlook 365, Excel and Construction estimating and monitoring software, R.S. Means, etc

Work Environment/Physical Effort:

  • This position is hybrid, requiring a balance between office-based project management and regular on-site visits across various agency properties.
  • Flexibility to travel within the 5 boroughs of New York City and adapt to varying project environments is essential.
