We create value for our tenants and partners by developing sustainable residential and commercial properties in which people live, work, and thrive.</p></div><p class="MuiTypography-root MuiTypography-body2 icims-11yo45y">&nbsp;</p> <p><strong>ESSENTIAL DUTIES AND RESPONSIBILITIES:</strong></p> <ul> <li>In a safe manner, start up, regulate, repair, and shut down equipment</li> <li>Ensure equipment operates safely and within established limits by monitoring attached meters, gauges, and computerized controls</li> <li>Use of hand and power tools to perform repairs and maintenance ranging from a complete overhaul to replacing defective valves, gaskets, or bearings in a safe manner</li> <li>Record relevant events and facts concerning operation and maintenance in an equipment log</li> <li>Audit safety device and identify and troubleshoot any problem areas</li> <li>Test and chemically treat hydronic systems to prevent corrosion and harmful deposits</li> <li>Perform other related duties as required and assigned</li> </ul> <p>&nbsp;</p> <p><strong>Shift-<span data-olk-copy-source="MessageBody">12am-8am Sunday- Thursday (Friday &amp; Saturday off)</span></strong></p> <p><strong><span data-olk-copy-source="MessageBody">Pay range $47.71-$53.01</span></strong></p> <p>&nbsp;</p> <p><strong>AREAS OF KNOWLEDGE, SKILLS, AND ABILITIES:</strong></p> <ul> <li>Minimum 2-4 years as operating engineer in high-rise commercial building</li> <li>Must possess working knowledge of BMS and have control experience</li> <li>EPA Universal Certification; Experience with Steam and Electrical Systems and Sprinkler Standpipe Systems</li> <li>Knowledge of other Fire Safety systems</li> <li>Minimum of 2 - 4 years basic electrical experience – that encompassed minor troubleshooting and wiring</li> <li>Minimum of 2-4 years plumbing experience – bathroom repair, soldering, pipe threading</li> <li>Physical ability to climb ladders and lift up to 75 lbs. on a regular basis, enter and operate in confined spaces, operate power tools.</li> <li>Ability to work with exposure to elements such as odor, noise, dust, heat, cold, or chemicals.</li> </ul> <p><strong>Certificates, Licenses, Registrations:</strong></p> <ul> <li>Valid New York City Fire Department Refrigeration Machine Operator License with a minimum of 2 – 4 years continuous experience in the industry.</li> <li>Able to obtain fire safety Certificates of Fitness from FDNY and complete OSHA courses in areas of confined space, fall protection, Construction Safety &amp; Health Course</li> <li>Possess or acquire and maintain the following FDNY Certificates of Fitness to operate and inspect building systems</li> <li>A-35 Operate Air Compressor</li> <li>F-01 Citywide Fire Guard for Impairment</li> <li>F-60 Fire Guard for Torch Operations</li> <li>G-60 Torch use of Flammable gases</li> <li>S-12 Supervision of Sprinkler Systems</li> <li>S-13 Supervision of Standpipe Systems</li> <li>P-98 Fuel Oil Piping and Storage System</li> </ul> <p>&nbsp;</p> <p>The physical demands and work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. &nbsp;Reasonable accommodations may be made to enable individuals with disabilities to perform the essential functions.</p> <p><strong>Physical demands</strong>: While performing duties of this job, employee is occasionally required to walk; sit; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms; balance; stoop; crouch; bend; talk; and hear.
