We create value for our tenants and partners by developing sustainable residential and commercial properties in which people live, work, and thrive.</p></div><p class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong>Overview:</strong></p> <p>The Durst Organization is seeking an Engineer at 10 Halletts Point, located in Astoria, Queens.</p> <p>The shift and schedule for this position will be <span data-olk-copy-source="MessageBody">Sunday-Thursday from 11:00pm-7:00am.</span></p> <p>Salary range is $47.71- $53.01 per hour.</p> <p class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong>Responsibilities:</strong></p> <ul> <li>In a safe manner, start up, regulate, repair and shut down equipment. Including Multistack chillers and Areco boilers</li> <li>Ensure equipment operates safely and within established limits by monitoring attached meters, gauges and computerized controls</li> <li>Perform and document all preventive maintenance task on MEP systems</li> <li>Use of hand and power tools to perform repairs and maintenance ranging from a complete overhaul to replacing defective valves, gaskets or bearings in a safe manner</li> <li>Hands on in all aspects of diagnostics, repair and operation of refrigeration supplemental cooling</li> <li>Review BMS for operational performance and critical alarms. Provide feedback to correct</li> <li>Record relevant events and facts concerning operation and provide diagnosis for corrective action</li> <li>Audit safety device and identify and troubleshoot any problem areas</li> <li>Test and chemically treat hydronic systems to prevent corrosion and harmful deposits</li> <li>Perform other related duties as required and assigned to as it relates to a campus work environment.(multiple buildings)</li> <li>Follow all PPE and LOTO safety protocols</li> <li>Support all staff, Handyman, Porters and subcontractors as needed. Receive direction from Concierge</li> <li>Perform necessary tasks and workorders within residential units as assigned and required</li> <li>General maintenance, orderliness, and cleanliness to ensure the facilities and equipment in the building and resident’s apartments are in good working order at all times <ul> <li>Executes daily routine work orders and escalates issues upward as necessary</li> <li>Builds and repairs cabinets, counters, closets, and other carpentry as needed</li> <li>Making minor electric repairs (switches, receptacles, light fixtures, etc.)</li> <li>Plastering and painting as needed on small and large scales</li> <li>Minor plumbing including but not limited to repairing leaks, minor pipe replacements, appliance repairs (washers/dryers, refrigerators, etc.)</li> <li>Repairs entrance and internal doors, locks, hinges, create keys and other operable hardware</li> <li>Snow removal and perimeter maintenance as required</li> </ul> </li> </ul> <p class="MuiTypography-root MuiTypography-body2 icims-11yo45y"><strong>Qualifications:</strong></p> <ul> <li>Valid New York City Fire Department Refrigeration Machine Operator License with a minimum of one year’s&nbsp;continuous experience</li> <li>Minimum 3+ years as operating engineer in high-rise building or campus site</li> <li>Fire Safety Director Certification</li> <li>Sprinkler/Standpipe Certification</li> <li>Air Compressor Certification</li> <li>BMS and control experience</li> <li>EPA Universal Certification</li> <li>Experience with HW boilers, Multistack chillers, Electrical, Plumbing and Sprinkler Standpipe Systems</li> <li>Knowledge of other Fire Safety systems</li> <li>Minimum of 3 years year’s basic electrical experience – that encompassed minor troubleshooting and wiring</li> <li>Minimum of 3 years year’s plumbing experience – bathroom repair, soldering, pipe threading, pro press</li> <li>Physical ability to climb ladders, and lift up to 75 lbs. on a regular basis, enter and operate in confined spaces, operate power tools</li> <li>Ability to work with exposure to elements such as odor, noise, dust, heat, cold, or chemicals with proper PPE</li> <li>Positive attitude and communication skills is a priority</li> </ul> <p>The physical demands and work environment characteristics described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
