SUMMARY:
The Appraisal Analyst supports the Bank’s appraisal operations by coordinating appraisal bids and engagements, conducting property research, reviewing appraisal and evaluation reports, and maintaining compliance with internal standards. This role requires strong real estate market knowledge, attention to detail, and excellent communication skills. It offers a foundation for individuals interested in appraisal review, real estate research, or pursuing appraisal licensure.
JOB DUTIES AND ESSENTIAL FUNCTIONS:
- Review residential and commercial appraisals and evaluations to ensure accuracy, completeness, and compliance with internal policies and regulatory guidelines. Communicate findings to loan officers and lending assistants.
- Coordinate appraisal bid requests using the Mercury Network vendor management system, prepare engagement letters, and ensure timely delivery of appraisal services.
- Write and submit evaluation reports with clear, well-supported conclusions based on independent market research.
- Maintain thorough and accurate records of appraisals, evaluations, inspections, and supporting documents to ensure audit readiness.
- Conduct real estate market research, including MLS and county records searches, and analyze property history, market trends, and projections across all property types.
- Assist with real estate inspections, photographing properties and documenting site observations to support evaluation and appraisal reviews.
- Stay informed on industry standards and updates related to USPAP, FIRREA, and general appraisal practices through ongoing training and professional development.
- Provide responsive customer service to internal stakeholders by addressing questions, resolving discrepancies, and ensuring appraisal service quality.
- Perform other duties and special projects assigned to support organizational objectives and enhance operational efficiency.
WORKING CONDITIONS:
- 80% office work in an air-conditioned environment.
- 20% fieldwork involving real estate inspections, photography, and vehicle travel.
- Consistent and timely attendance is required to ensure uninterrupted operational efficiency and exemplary service delivery.
PHYSICAL DEMANDS:
- Sit for extended periods of time.
- Walk, stand, bend, squat, twist, and reach.
- Simple grasping and fine manipulation.
- Extended keyboarding.
Qualifications
MINIMUM REQUIREMENTS:
- Associate degree in Real Estate, Finance, Business Administration, or Accounting. However, this requirement may be replaced with a minimum of three years of experience in the real estate industry.
- Strong verbal and written communication skills.
- Highly organized, detail-oriented, and a quick learner with strong analytical ability.
- Proficient in Microsoft Office applications (Excel, Word, PowerPoint).
- Ability to read and interpret real estate maps and building plans.
- Self-motivated with the ability to work independently and prioritize multiple tasks.
PREFERRED REQUIREMENTS:
- Bachelor’s degree in Real Estate, Finance, Business Administration, Accounting, or a related field.
- 1–2 years of experience in real estate, banking, appraisal, or related fields.
- Familiarity with Mercury Network or similar vendor management software.
- Knowledge of Interagency Appraisal and Evaluation Guidelines and real estate lending regulations.
