About this role

Job brief

The Business Development Manager is responsible for identifying new business opportunities, managing client relationships, and driving growth across residential, commercial, and industrial property management sectors. This role oversees contract renewals, prepares proposals, maintains CRM data accuracy, and ensures strong client retention. The position also requires market research, competitive analysis, and active participation in industry events to support strategic business planning.

Responsibilities

New Business Development

  • Conduct periodic review of prospective management opportunities within the residential, commercial, industrial fields and other opportunities.
  • Handle objections by clarifying, emphasizing agreements and working through differences to a positive conclusion. * Use a variety of styles to persuade or negotiate appropriately.

Client Retentions

  • Client Relationship Management with major developers to build strong working relationships and maintaining relationships with existing key clients.
  • Conduct periodic reviews of existing clients to make sure that their expectations are being met.
  • Setup of all renewal opportunities; pro-actively ensure that the contract renewals are initiated in a timely manner.
  • Preparation of all Master Service Agreements, Schedule of Services, and End Watch and Maintenance Renewal Statement of Works.
  • Preparation of all Contract Management, contract change management and maintain all Contract files.
  • Responsible for escalating near-term and overdue contracts and all renewals pertaining to Property Management Accounts.
  • Setup of automated contract billing and associated billing reconciliations and inquiries.
  • Responsible for development and presentation of client and prospect proposals and enhance existing relationships.

Business Development Planning

  • Attend industry functions, such as association events and conferences, and provide feedback and information on market and creative trends.
  • Responsible to keep track of market intelligence in the industry with respect to market development, projects, competitive activity, customers, etc.
  • Present to and consult with mid and senior level management on business trends with a view to developing new services or marketing initiatives, where required.
  • Identify opportunities for campaigns, services, and distribution channels that will lead to an increase in sales.

Management and Research

  • Cold call as appropriate within your market or geographic area to ensure a robust pipeline of opportunities. * Meet potential clients by growing, maintaining, and leveraging your network.
  • Research and develop a thorough understanding of the company's people and capabilities such as conducting periodic SWOT Analysis of competitors to identify market opportunities.
  • Must have an excellent level of technical and selling knowledge in all areas.
  • Must provide relevant information about prospective buildings by conducting site inspections, preparing relevant inspection reports about potential concerns from an operational, accounting and engineering standpoint and issues as raised by the clients.
  • Submit weekly progress reports and ensure data is accurate.
  • Ensure that data is accurately entered and managed within the company's CRM.
  • Forecast sales targets and ensure they are met by the team.
  • Track and record activity on accounts and help to close deals to meet these targets.
  • Prospect for potential new clients and turn this into increased business.

Requirements

  • Thai Nationality Only
  • Strong networking skills with an existing network in the real estate or property management industry.
  • Proven understanding of the local property management market, including trends, competitors, and key players.
  • Excellent communication, presentation, and negotiation skills in both Thai and English.
  • Strong analytical and problem‑solving skills, with the ability to manage multiple stakeholders.
  • Proficiency in CRM systems and Microsoft Office.
  • Ability to work collaboratively with internal teams and maintain a high level of professionalism.
